EM (Exec Maisonette) or EA (Executive Apartment)?

Posted the same thread in Homeowners but response was lacklustre. So hope to garner more response here:

Would like to gather pearls of wisdom on which one is a better choice.

EA is big and spacious but EM is more exclusive.

EM has two stories. I like the fact that the living/dining/kitchen and the bedrooms are separate areas.

However, EM kitchen and living area seem to be smaller than EA? Open concept kitchen seems to be a challenge.

And the stairs can go both ways:
1) feel more atas got two stories
2) need to climb up and down and need to clean the steps manually

Used to live in an EA but felt it was too big. Lots of under-utilised areas. But enjoyed the spaciousness.

Never lived in an EM. But when young, lived in a double storey terrace house before. Didn’t like the climbing up and down after a while, especially at night when tired, still had to climb up to the bedroom.

Maybe too long never climb stairs, felt that it’s novel again.

But when I look at both options, I feel that for the money for EA, might as well buy an EM.

Which is your preference and why?

Anyone knows the exact HDB model or floorplan of this EM with double entrances?

for this type, i believe they are the 3-generation flats or something. only for those living with their parents, spouse, children. if you want to sell, must sell to another 3-generation household.

EM anytime for me. 2 levels gives a sense of "bigger" floor area. climbing up the stairs is good exercise for cardio. when old and unable to climb anymore, convert the level 1 study area into a bedroom.

the only thing i dont like about em layout is the dining area is usually right at the entrance for those non corner units and the level 2 staircase landing area is kinda tight unless you add some space to make a "loft" above the staircase area.

I've lived in both. If u like to entertain friends, get EM. Coz when talk downstairs at night not a noisy.

For EA because it's so spacious and open concept, and no narrow walkway to drown out sounds, hard for ppl to sleep when talking in living room.

If you are in 30s and kids are old enough, get EM. If got old folks and have not had kids, get EA

I like EM too. But the downside is their tenure and maintenance. On top of cleaning, the maintenance would cost more as well.

May I know what you are referring to?

In terms of reno, I found out that just changing the railing for the stairs alone will need a PE which cost approx $4k.

For example, you have more lights, bulbs, cables , aircons, fans, gadget and accessories around the house.

Because of the space available, you want to get bigger sofas, bigger tables and bigger Tv etc.

All these add up.

But if you have a pet(s), like a cat and a dog. EM is great.
