I went for a viewing over the wkend and the place is horrendously maintained for a 5-6 year old condo!

The whole place is full of dead leaves like no one is sweeping. Paint peeling off all the buildings. Pool seems like got algae. Koi pond can hardly see the fishes inside. Gym aircon has broke down so in its place a small fan. And was told the maintance fees are like $350 a mth?

Any residents of the development here? Got anyone question the management office or able to advise if any plans to do anything to all these?

Dunno much about Fengshui but really shocking to see such neglect.

$350 considered decent amount of that estate size. Bochap MA + bochap council = you get what you saw.

in the end did u purchase the unit u were looking for at estuary, the view there is fantastic

To me, property is about price. Everything else is secondary.
from an investment viewpoint, yes i agree. BUt not for own stay lei. Own stay, location is more important than price.
Give you an example - geylang, good value mah. Freehold, near to PLQ, MRT. But i won't stay there
even play rental also i don't want, cos i'm not sure if i'm gonna like the kind of tenants i might get there.

I also wun take geylang since there is much uncertainty how much I can sell next time. So it is still about price.
For own stay, cheap property also mean you can have more money to spend for other things.

I do agree with location is important but the phrase 'location, location, location' kinda make buyers neglect many other aspects. Agents like to use this so much to get their potential buyers to think less..

nope, am shopping around. Not everyone is so hard up or crazy about location, u know?

Sg is such a small island, and if u have car, there is really nothing spectacular of a good location to pay a huge premium for it.

But having stayed in yishun for 5 years and a car, driving up and down cte everyday for work has been a nightmare..

Sold off after MOP and shifted nearer to town, staying around boon keng area.
No need to squeeze on expressways anymore.
So, location for me..

You're absolutely right! One should buy something that they can live happily at!

Location is important because even if you have a car and don’t mind commuting super far to get to anywhere in the civilized world, bad location affects your resale price because you’d always be limited to find others who think like you, don’t mind ulu location. And it’s a smaller pool.

buying for stay should be fine, find it a hassle to keep moving.

Just wondering, 3 years down the road, has the maintenance of the condo got any better? I went for a walk around the place and it seems to be in pretty decent state (compared to many other condos). Interested to know the view from others especially from the residents there. :giggle:

from exterior it does look new. But not many units are selling especially those higher floors :(
