Fees payable when buying resale flat

Hi all,

Any can advise what are the fees payable in cash when buying a resale flat now? So far, this is what I found out, not sure if there are any other fees required. Pls advice. Thank you very much.

Agent commission based on $400k flat (1%) - $4000

Valuation fees - $191.90 (including gst)

Resale application fees - $60
(include gst)

Est Legal fees based on $400k flat - $610

Misc fees - $15

Stamp duties - $6600

Registry of land titles and deeds fees - $139.30

Hi therat,

Tks for your advise. Yes, I m planning to take a HDB loan. I currently have abt 250k in OA, so if legal fees and stamp fees can be paid using CPF (my target price is 400k for the resale flat), that would really help to lessen my worry.

Based on a target flat price of 400k and taking HDB loan, with 250k in my OA, would the below list be correct?

Pls advise if there are any other cash components I missed out. Tks.

Payable by cash:

Valuation fees - $191.90 (including gst)

Resale application fees - $60
(include gst)

Misc fees - $15

Registry of land titles and deeds fees - $139.30

I think the agent fee can no need count in.:)

When I bought my resale flat, the seller's agent all too happy to do everything for the sale. Never paid a single cent at all, but seller's side different.

Your seller agent so good. Don't think most seller agent so good bah...,

Not really...now buyer's market. Most would gladly do the paperwork for you so you can commit to the sale and the agent can collect his comm from the seller, besides I am sure you know the agent not allowed to collect from both ends.:o

Tks some-one for the table. Just curious about that 5% deposit of valuation in cash. I thought that's providing you are taking a bank loan. For HDB loan, I think it should be all 20% deposit able to use CPF to pay. Hope someone can confirm this. Tks.

Yes. I am taking a bank loan. For HDB, it's 20% deposit payable by CPF. Other charges should remain.

Don't you want to buy the floor plan from hdb? Last time I paid $5.
