First time building a gaming pc

Hi all, interested to build a gaming desktop for me and my dad. Games we usually play are WoT at high settings, DOTA 2, split screen games like burnout and resident evil 6, possibly next gen titles like BF4, hence the need for a good graphic card.
I won't need a keyboard, mouse or OS. Here is what I plan on getting.

i5-4440 with Asus B85m-G/Asrock B85m-HDS (Haswell for potential upgrade)
8GB of RAM (any reputable brand will do)
1TB caviar blue
250GB samsung EVO SSD (Getting from Amazon)
R9 270 2GB (Gigabyte/MSI Gaming)
NZXT H230 with FSP raider 550w
Dell U2312HM (Dad wants this monitor or some thing similar)
Roughly $1300-$1400 SGD

Can anyone help me maximise my budget? Should I get from PCthemes or MyNextcom?

U2312Hm EOL le.. can try S2340L, but its glossy.

Go with asrock B85 Pro4/msi b85m g43 to lower costs.

Swap out the mobo + CPU

Go for i5-4570 + MSI b85m G43 mobo

The rest is fine. If you got a good budget swap out for a modular psu.

Try to find superflower HX500 500w 80+ Gold at mynextcom. See if have. Dont have then can go for a Seasonic G550 550w 80+ Gold.

Seasonic slightly more ex. But both are reliable brands and also modular cables to reduce the wire clutters that you do not need.

As for the chassis. May be if you like that chassis then that is fine. If you want can upgrade to Fractal design arc midi.

The quality has improved. Unlike the older mobos.

i5-4570 is just like $15 away. Might as well get it.

For PSU if you are buying from mynextcom, just go for Superflower HX500 500w 80+ Gold. They should have stocks for it. And is semi modular. Cheaper also.

mynextcom pricing is slightly cheaper.

For Dota 2, R9 270 is good enough.

However, if you wish to play other AAA titles like BF4 or other next gen upcoming graphics intensive games, that GPU will not be enough.

Maybe cut down on other budget and shift it to get a better GPU.

a r7 250 can play dota 2 on max settings in decent fps at 1080p. The r9 270 can handle bf4 at high settings above 60 fps in 1080p as well. Its a very powerful gpu to most consumers. Just the enthusiast thinks its pretty weak.

MSI is well known for quietness. Its "helicopter" design blades are silent. Zotac on the other hand, the blades are normal blades. It tends to have a bit of noise at certain level.

Update:
Checked pcthemes pricelist and found out that asrock h87 pro4 is only $3 more and comes with Intel gigabit lan. Is this board reliable and worth it?

If u gomna do raid, den get h87. Dun even know what is raid, drn get b85 will do. No point spending more for features u nt gonna use....
