Projects like Avila Garden, Inflora , Parc Olympia, Quite a number of 1 bedder transacted in 5xxk range.

FYI ,Palm Isle most recent 2 bedder are resold at a price cheaper as compared to developer price. An example that buying new launch doesn’t mean will earn...

It’s not about whether new launch, it’s about its location.
Palm isle (flora drive) and Parc centros (Punggol central) are both launched in same era,similar entry price, but almost all units in Parc centros are making profit while prices in palm isle either stagnated or making losses.

Flora drive was one of my to go area when I was house hunting for resale. Went to view some unit in Inflora, hedges and new launch Jovell.

Affordable shoeboxes avail there but location wise, hmm need amenities bah.
Some may like it due to its quietness and near to airport & CBP.

For myself, I just can’t imagine myself staying in an area lack of basic amenities like coffee shop & Supermarket. Bus ride to nearest MRT.
Price is quite stagnant there.
Even for pretty new dev like Inflora, one unit transacted below 500k this year.

Great for own stay if u want peace and quietness in a condo enclave.

Because the sg who stay there all drive, take the difference for a mrt condo project and buy afew cars 😂

May I ask, since you are in that area, why are you looking for at leasehold properties?

The Inflora > 10 units resold this year since Jan.
15 resold for whole 2019.

8 out of 10 are shoeboxes 1 bedders resold for $510k-520k.

I am also looking at flora drive.

Currently looking at Hedges Park, Parc Olympia, Palm Isles 2 bedders.

I very much like Bluwaters also but it is a small condo without much amenities such as shuttle bus. 999yrs lease though.

Agree on this. For me, peace and quietness are the most important point when come to find home, so we can rest well. That is the whole point for having a house.

Now got bus no.5 all the way from Pasir Ris Interchange > Flora drive > Upper changi MRT > Simei MRT > so on.

Hope there will be amenities in the future, like coffee shop or supermarket nearby.

I used to stay in Carissa Park for over 10 years. No bus 4 back then. We had been wishing for amenities for idk how many years already. Only thing we had was the food stretch near Hedge Park at around 7-10 minutes walk or mama shop at Estella Gardens. Nearest ‘mall’ was loyang point at 15-20 minutes walk. It is very inconvenient if you dont have a car. To car owners good for you since theres TPE, PIE & ECP just outside. And yes it was a pretty quiet stretch, so it depends what you are looking for in a home

I dont see any eateries near by that area at all. Nearest is probably the esso station opposite the prison.

Oh yes. The food stretch used to be the Changi Gardens which were enbloc in 2017. Guess have to wait for the new development to be done

Saw caveat for Jovell 22-26 July 731k$ - 1.214 mil$, 4 done sales, looks not bad. Those new buyers buy for future Loyang MRT potential?
