As I said, resale is a function of timing. Given good liveability in D21, buyers have holding power to wait for a more opportune time to sell. Tell me, if you are a Creek owner, will u want to sell now when there is construction going on all around u and prospective buyers smell dust when they visit? Or hold on till all the construction is done, transformations are up, enhancements are built? Those who sold in past 1-2 years probably didn’t have holding power and were thus forced to sell at depressed prices. Plus, Creek are mostly soho-styled units which may not appeal to mass market and, in a much smaller development / facilities scale etc.

Even before construction, rental and sales was rather depress in D21. So your argument is not true. :D

Lol u really like to go back to history and live in the past. Was there anything announced/happening in beauty world in your historical days? I thought u agreed to be forward-looking?

Well, as always happy for the home buyers who snagged their dream home

Investors just be wary, the yield is going to so low at that price, lol

It seems my FB at least have a one person who bought, my wife also has a different friend who bought, both seemingly for own stay, maybe some with deep pockets are attracted to the location ba :)

As for "transformation", the truth is everywhere u buy also got "transformation" la, just hype only, u tell me which new launch no "transformation"

If the creek alone can’t convince u, go take a look at KAP as well and see how many units selling at losses. :D

Fyi, both Daintree and forett is not exactly near to beauty world mrt. Nothing to shout about given its high entry price. :D

Hehe precisely, we have PLB, GSW, D7 Beach Road, bayshore precinct, jewel/T5, Bidadari transformation and the list goes on...
What’s so special about beauty world transformation to warrant a near 2kpsf entry price. I wonder at such entry price, how Low the rental emailed would be like.

Many projects are also delayed bro due to covid.
Our point is, beauty world transformation is not exactly something to shout about.
Even Yishun also have north point city upgrading.

Don't know, I not agent so I haven't been to every showflat in Singapore but based on experience, almost all have a "transformation" story :)

Anyway, kopar location is already prime enough as others mentioned.

My main point is that you shouldn't just be buying into a transformation story.

To me any "transformation" in places like this forret is limited due to infrastructure problems which plagues the whole Bukit timah area, there just isn't enough space/road to really revitalise the area. Not saying area isn't good but If u really want to buy into transformation, many better places la

Omg! Facepalm.

Not to pour cold water, even cap gain for D21 at near 2kpsf entry price would also have a major problem. :D

Hi,

Rental yield will impact capital appreciation of investor units. No one will buy over the unit from u if it has a yield of 1.5% based on the selling price :)

Not sure how u purchase your units, but I certainly factor in area rental
