Yup, visited the showflat on launch week, development rather cramped. Quantum for Bukit Timah seems okay.

I also will pick The M too!
The initial sales wasn’t good for 4th Avenue.
The current price seems good.
But not good enough coz at 9xxk, I can buy the M studio.
Yes, I’m bias :D

Can someone enlighten me why it is expected that upper bukit timah be priced at a premium compared to toh tuck which is just a few minutes drive away? I feel this is an obsolete mindset really.

I suppose that one of the big draws of upper BT is the schools located there. But staying close to pri schs there doesn't really help with enrolment, and staying close to sec schs/preU schs doesn't even matter.

In the past when traffic was atrocious there and DTL was not up, maybe one could justify staying close to those schools if already studying there, cos the jam is no joke. But with DTL up, staying anywhere near a DTL station few stops away (toh tuck, even bukit panjang) offers almost the same convenience.

Arguably, toh tuck area have more amenities as well.. so what remains for upper BT over toh tuck is the private enclave. Perhaps this may explain the relatively stagnant D21 trends as pointed out by others.

12 min mostly unsheltered walk from Forett to mrt is no joke. Plus, there's not many eateries or supermarket nearby. What are the amenities are you referring to?

Where is the supermarket? Eating house and market? Shopping centre?

Premium property is about address, not about proximity or amenities

Forett tries to be premium, but it really isn't in my opinion :)

Kopar is arguably a better option if one is on the lookout for a premium property and between the 2 it is almost the same price

Kopar is premium cos of the more central location.

My point is not about whether forett is premium. It's about whether upper BT's premium makes sense given it's proximity to toh tuck.

Lest you be mistaken, I declare upfront that I dont own anything in toh tuck. You can put it down all you want and doesn't really matter to me.

Anyway, the whole BT area not known for shopping. Only dated malls there for now. Nearest significant food centre and supermarket should be in beauty world vicinity (12 min walk as you said?). But that's not my point.

My point, like my previous reply, is about comparing toh tuck vs upper BT. The same issues plague both areas.

Yes. one is in district 10 CCR with mrt at doorstep whereas the other is In D21 and not even near mrt/amenities, totally different product, different league, different vibes.
Like that I can also say Little india and Dhoby ghaut not much difference because it’s just 1 stop away. :D

Even jadescape is a better option than daintree imo since both r around similar psf, though I’m not a fan of Bishan either :D

Else what’s the point of buying property near to the convenience of mrt and amenities at doorstep?

Those who get Parc Esta recently only at 16xxpsf needless to say more.

Well, Toh tuck for forett is sometimes more ex than Bukit timah 😅, so no price premium there when comparing the 2

At those prices, would take FAR without a doubt.

Classy area, vibes cannot be compared with the rest.

Tranquil with nice shops, beside an MRT. Not just near but literally beside.

But Fourth Ave Residences vs Daintree, Daintree one bedder is much bigger in size.
