What is your ideal price tag then if 1.9k - 2.0k doesn’t make more “finance sense” to u?

If u ask me $21xxpsf I would prefer bugis and Newton over Beauty World, but don’t worry now don’t have that price tag already.

The M one bedder now starting 1.4m level 12 upwards. And recent transacted one bedder in Aug 29xxpsf.

Kopar maybe can still find ground floor units for three bedder at 21xxpsf other than that recent transacted 23-25xxpsf.

Jadescape in a better location is currently 1.7kpsf
Stirling/PE/Park colonial in much better location launch only at 16xxpsf in the beginning.
U don’t want to talk about CCR we can talk about RCR.
All the above undisputed are in better location than forett and Daintree.

That’s y PE/Stirling/Jadescape are “arguably” in better location since u like to use “arguably” and I can accommodate u on that. . All the above comparison are 99 year LH and are priced not too far among each other. all these are much nearer to mrt/and amenities than Daintree for sure.

PLAB transformation after 2030 then say. PLB transformation still waiting. GSW transformation aft 2030-2035 then say, wait for the ports to move out first. We all know u r vested in D21 (Daintree) but it doesn’t mean u can belittle by calling others “this guy” “that guy” in mockery manner when many bro’s here agree D21 is facing oversupply with tons of upcoming condos and at a hefty price tag.
The truth is beauty world transformation is merely upgrading, it is not like JLD, PLB, GSW, Jewel/T5. It’s upgrading is equivalent to replacing an old mall with new mall. This is happening in everywhere including Yishun. So does that make Yishun yo command the same price tag like beauty world?

Forett and Linq are freehold. D9 Kopar and D7 the M are leasehold. Current forett prices (FH) are at 19xx-20xx vs current Kopar / M (LH) at 23xx-25xx and further north so not sure why you are comparing apples to oranges again
