Yesterday we had thought about it also..
at first our take was Parc Clementis is a large project so we will be competing with many sellers.. and mass project housing tend to get old faster due to so many ppl using the same facilities..looking at The Parc condo which now looks very old..
But I agree this is one of a good bet..

But Stirling and Parc Esta are similarly mega projects. Mega projects though have the benefit that the project would be more well known in the vicinity and more resale transactions would take place thus pushing up psf prices over time. The maintenance cost is also lower and I would disagree it would become older faster, as the sinking funds would be huge given that a lot of ppl contribute to it.

Parc Clematis seems to have lush landscaping and you still have a chance of entering 15-16xxpsf.

The Parc condo is about 10 years old and the architecture looks meh..

We are west sider , I am also studying different projects in the West that TOP around 2022/2023

Why do you insist on a new launch given that you need a place to stay soon and is rejecting projects with further TOP dates? That is restricting yourself to new projects launch 1-2 years ago, and you will then find that the good units in these projects are taken up. Catch-22

Forret to get key will be too late for us
Parc Esta is far and no much meat left like you said
Parc Clementis is big mass project but still considering
For Clavon gonna be more later so not keen on this option
Stirling Residences considering but not sure we have missed the good buying price

Sorry not being very choosy but just wanna be careful coz this is first time thinking of condo purchase.

Daintree sounds more suitable.
1) unit space / size - bigger than forett
2) location - nearer to mrt than Forett or Parc Clematis
3) timing - 1Q22 faster than Clavon/ Forett in 2023/24
4) potential for capital apprec vs surrounding dev - entry at $16xx more reasonable than Forett at $19xx or current Stirling prices at $20xx
5) development size / facil - better plot ratio and not as cramped as Forett

Are u referring to the right development?
Daintree is nearer to MRT than Parc Esta?
Parc Esta MRT is like 2 mins one traffic light across the condo, Daintree is a 7-8 mins walk I believe.

Daintree: 232 of 327 sold (71%)
Forett: 205 of 633 sold (32%)
View at Kismis: 127 of 186 sold (68%)
Mayfair Gardens: 173 of 215 sold (80%)
Mayfair Modern: 85 of 171 sold (50%)

Jun - Aug’20 sales:
Daintree: 126 units sold
Forett: 205 units sold
View at Kismis: 44 units sold
Mayfair Gardens: 7 units sold
Mayfair Modern: 20 units sold

Anyone knows why Amber & Meyer properties are so high in psf? I know sea view and mostly FH, but the psf is really comparable to town

generally have to do with the price the developers bid when they purchased the land.

land bid price add construction costs, marketing costs. mark up 10-20% agar agar also 800-1k psf difference from the original land bid cost.

and also factoring in the prices of nearby launches and how receptive consumers are.

so can see if forett prices will affect the linq bo. hopefully not too much. :s13:

Heard from agent Linq might launch at $2200-2300 psf! Anyone heard anything too?

yap, im also quoting my buyers the range of 22xx-23xx psf just to be more conservative in terms of affordability.

the land bid price for the linq is 1258 psf, forett is 1100 psf if i remember correctly.

now nearest comparison for linq will be forett. both freehold and nearest mrt is beauty world. so lets see how forett sales do leading up to the linq launch.

yea. there's a direct underground basement access to the mrt from the development. so this and the mixed development bits will be the factors you are trading for forett with the higher psf.

Based on my walking speed, the route to the mrt. Orange circled is sheltered, blue circled is shaded. So about 20% shaded, 50% sheltered. 3 Kopitiams, and other heartland shops along the way. For interested parties..
