Based on the predictions of many people here, exceeded even the wildest expectations lol. Majority of the comments in this thread is negative of this development and the beautyworld area. You can go back earlier pages to read. Lol.

Yes it exceeded expectations.

But point to note is Forett was supposed to launch in April but was delayed by 4 months. The developers Qingjian did a good job engaging buyers with numerous live Zoom seminars and I believe a lot of buyers stayed with them.

The two months ** period undeniably has done a good job to see a surge in July home sales, not just condos but also hdb too. Forett is 1/3 sold, which I think is pretty impressive based on its psf, but not forgetting there’s another 2/3 mileage yet to be seen. Let’s continue to observe further in order to draw a more conclusive judgement. Also need to observe other upcoming D21 projects sales to understand whether fatigue and oversupply has sets in.
While some are proud of daintree 60 plus % sales, do note that it has been in market for two years and its counterparts like PE, stirling, Tre ver, park colonial are all around 90% plus to near 100% sold. Comparatively, this is not really an impressive sales result for daintree tbh.

I have been looking for a new home past 6 months. Quite a lot of new launches are stuck at 20-30% sold for a long time (can be > 1yr after launch), so remains to be seen if Forett will sell fast as I agree with the others about the oversupply situation in that area.

I have looked at Forett but not sure if it's really a good place to buy. Not quite walkable to MRT. Not quite near the top bukit timah schools. Granted it's a large piece of freehold land. But these days with so many new launches have MRT nearby, it's a big negative to me.

A question to all the more experienced folks, do you think this round many property investors will lose money or face stagnating growth as many new launches are really expensive (price differential vs resale can be 50% or more)?

Stagnating growth in short to mid term for most projects.
Some projects may take a shorter time to see profit due to reasonable entry price.
If unlucky and buy high, some may stuck for a decade to breakeven.
The ball game is not on FH or LH. It’s about location and rentability.

Don’t expect a 40-50% crash either. :D

Thanks NiShiZhu for the reply. Any advice on finding a "reasonable" entry price? I am thinking of some price screening criteria for new launch units like
- Unit price is close to developer's breakeven
- Unit price below surrounding new launch
- New launch unit vs Resale average price differential less than 30-40% ??
Any other price factors to consider?
Of course there are other aspects to a condo than price alone. But I find it hard to judge price reasonable-ness these days, when every new launch seems to be around $1500 or more. Prime districts all above $2000+.

But then, I don’t quite like the surrounding vibes.
But undeniably, it’s should garner a lot of interest during launch.

Thanks NishiZhu, good advice! I guess Forett buyers should study the price points like you mention.

Penrose is a good bet in current market if you are able to snag one of those 14xxpsf PIE facing two bedder. It is well supported by surrounding prices.

Yap midwood....indeed.

I would say this is the mistake made by developer for bidding so high for a hillview project.

Buy at breakeven price buyers are still paying much higher than surrounding condos.
And hillview is very much in oversupply situation.
