Ki residence 2.45km away from mrt. Saving grace is 999 LH. Should priced lower than forett?
Verdale also quite far away from mrt and may price competitively? Also, they probably want to attract buyers with their furnishing.

In terms of furnishing..I thought daintree is pretty generous already..

I am curious, which is most impt amongst the factors below for buyers:

- finishing
- location (Proximity to MRT/ amenities and good sch?)
- FH/LH
- Facing of unit
- entry price point

You likely can’t find one that tick all boxes and there needs to be some compromise.

personally.. affordability comes first,followed by location.. furnishing is bonus.

Yeah lo I guess as much. So the finishing ain’t really impt, it is actually a bonus so as to speak. I would put location, pricing then finishing last.

for own stay:
- affordability
- unit layout & unit facing
- location/surrounding environment
- finishing

For own stay:
1) surrounding vibes
2) accessibility to tpt nodes, ideally Mrt at doorstep w/o the need to walk more than 8-10mins. Nearby good schools. Family needs come first.
3) price

For investment:
1) entry price wrt masterplan for future growth
2) location And rentability with reference to surrounding transaction. Ensure no oversupply in nearby vicinity.
3) efficient layout (number of bedrooms.... not those big size unit with only one bedroom)

Ki Residence is on the site of the former Brookvale right ? Super ulu...

The Clementi Park condo opposite actually has a paid shuttle bus for residents who don't drive. Having stayed there in the days before smartphone apps and Grab, always had to make sure I caught the last bus back before 9pm, else must endure the black face of cabbies who resented the 'short' ride in from Clementi MRT station... Alternative would be 30 minutes' walk back via the link bridge at the end of Clementi Ave 4, followed by walking all the way through the Sunset private estate. :s22:

To date 218 units sold at Forett v 255 units sold at Daintree.

Verdale would launch next week, any predictions on the number expected to be sold?

Penrose one week after Verdale. So Verdale got “first mover advantage” per say? But those who want Beauty World area cling onto Forett already.

Think of it, is 200-300psf difference betw forett and daintree/verdale considered a lot or not?
If not a lot, then u r right to say those who want buy D21 already chosen forett.
