Likely to be a huat project similar to Ki. If daintree transacting at $2-2.1k now, and Ki can do $2.2k in subsale, forett likely to do $2.3k psf and up.

Must thank the generous owner who went to set record at $2409, likely he will be the only one to risk making losses.

Yup. But definitely not as gloomy as the predictions 2 years ago. D21/D23 new launches + normantan park were the most slammed private condos in this forum.

Couldnt remember anything then, but for what reasons? SRX media always report D21 has the highest median unlevered returns over the years, D23 i can understand because projects there nearer to Hillview MRT dont do really well, but Skywoods and Eco are OK. Normanton Park i believe is more of developer reputation.

For me the past projects that have issues are always NG and LM, plus L&G

oversupply in d21. Poor performance of KAP residences. Seemingly high priced projects of daintree, forett, and then linq when they were launched. Then ki was laughed at too. Lol.

I see a few youtube stars like the "engage me" one also said D21 oversupply. Another EC also said Ki in Brooksvale USA but my friend bought a 3 bedder all the same at $17xx, now made $500 psf on paper. In the end beside entry price and location, product attributes and layout also play a part. Mayfair TOP around early January but surprisingly so far still zero subsales, its a product issue rather than D21 problem.

Seem like we are repeating the cycle again now, today everyone said new launches >2k PSF are expensive, not sure if 4 years later they can repeat the story.

Ki performance is really impressive. This is despite numerous researches showing 999/freehold underperform 99 in the initial few years when bought on launch.

Another example on how ulu new launches with future transformation provide better opportunities in capital gains !
