i think exposure to AUS$ is killing them.

I console myself by going to Australia for holiday.
Due to middle east and ukraine problems, I avoid flying to Europe for now. US no need to say. That leaves Australia and Japan as my favourite destinations.

Australia already went once this year, have booked two more trips.
The seafood and steak is cheap and fresh!

I was in oz and drove around a few new business parks. The good news is that it seems that business is booming as there are many new logistics-related buildings and roads being built.

On the other hand, its pretty obvious that Australia is so big and still has a lot of spare land, you are not going to see rental hikes because of property scarcity. They can simply build new buildings on undeveloped land.

But overall, oz economy is looking good so I still plan to add small amounts to my FLCT holdings

Its crazy to see such Reit drop by almost half from peak.

Not crazy at all considering the fact that the AUD has dropped 20% vs SGD in the last couple of years. Analysing reits (rent reversion, vacancy rates, cost of financing, etc) is already complicated enough, all these Sreits with high exposure to foreign assets just makes it even more problematic. I admire all the people who are playing this game on hard mode.
