why my UOB only give me fixed 2.75% 2 years and 3M SORA + 1.00% there after, because my loan just 100k?
yup.

The higher the loan amount, the better mortgage package(Lower rates)

Usually the magic number is 300k/500k/800k/1m etc etc.

Once your loan amount is higher than these number, you can get better rates.

Look in another perspective, it is good that your loan is so low. Your liability is only 100k~

From which bank bro? New or refinance? Looks possible at even 2.37% but not sure what's EMI.
they just include the cash rebate inside hahaha …

lowest is 2.42% now with free conversion after 12 months, just released today with 1mil loan size requirement, no additional funding / priority banking required

anyone tried unpledged funds. I have some US equities that i would like to unpledged to get a higher loan. Must it be in cash form or US equities are ok?

Do you mean show fund via unpledged fund?

Yes. You can use your US stocks for the showfund. However most of the banks prefer the stock custodian account to be with CDP account.

If it is under Tiger broker/IBRK/MooMoo account, most of the banks might reject it.

My locked in period will end in 2 months time and I can already submit repricing OCBC Online.
However, I would like to make a portion of prepayment for the loan before new repricing kick in with new lock in period. Appreciate if anyone can share their experience on this process.

that kinda suck. for non- CDP account. waiting for anyone who have any experience

Noob here, would like to ask, I paying my loan 50/50 from CPF and Cash.

I see in the OCBC app that my house loan will start on 3 Mar 2025, but I noticed the CPF deduction was on 1 Feb 2025.

Any advise why is this so? Thanks!

yes. Very seamless and good.
Interest rates were falling. I agreed on fixed rate 2.75%, after processing, the contract generated printed 2.7%.

the rates are auto generated… at time of contract generated, that’s the rate you get even if to your advantage.

I was very impressed.

the worst experience and rate was with Detrimentally Bad Service bank. If you ask me, I advise you to avoid.

My fixed loan finishing in 12months time afterwards left 24k but I need cash badly will any bank home loan me 24k at less than 3% for 1 year? Lol

Hi @AhChiCha

Yup. You can concurrently do repricing + partial prepayment as well.

Just inform the repricing officer on the intention and they will guide you on it.

Is it a refinancing or purchasing case?

I suspect you set the commencing date for the CPF deduction on Feb 2025 when the monthly installment due date should be March 2025.

Try to call OCBC hotline and check it out.
