Actually I'm curious. From a buyer's perspective, if let's say you browsed and found a super cheap unit that sort of meet your requirement but priced a lot lower than the other listings, would you have second thoughts about why it's priced so low? Would a buyer think there is major issues with the house that the seller is trying to hide etc etc? I was advised against pricing my house low because of this concern raised by many people..
Just said u need to find a newer home as u are still young.
To believe or not is up to them.

Definitely first thought is - got neighbours from hell / haunted house something like that. but will still go view the house and see the environment to know.

My aunties also trying to sell their 50 yr four room flat.
So are u saying their house got problem?

I don't think she meant it that way but sometimes upon seeing many higher-priced units, you will cast doubts on why the house is priced so much cheaper

Selling old flat is fine and I'm sure 4rm got better market despite the age. I heard that older 4rms are super spacious😳

Like what xueni said, I'm more concerned about the mentality of doubting things that are priced too cheap.

It's like choosing where to eat🤣 Singaporean mentality:

Way too cheap = Need to check review to be sure.

Very cheap yet no customer dining inside = confirm not nice that's why so cheap also nobody want

Not all 4 rooms are built equal. 4S (83-84sqm) is smaller than the current BTO 4 room of 91sqm. 4A is big, and some 4A are bigger than the standard 4A.

Is the market moving v slowly.. I have placed my unit in the market for 3 months with 10 viewers but no offers..

Which location, what unit type, how many years of lease left? Is your asking price comparable to past transactions? Many factors can affect the demand for your unit, need more data to understand.

Just to share something about PHG limitation.

Last year I bought a resale unit under single scheme and took up the PHG of $10k.

Recently my parent retire and family decided my parent to move with me and to rent out their entire unit for passive income.

This is where I found out my parent unit is unable to rent out the entire unit due to PHG. Wrote in HDB to appeal and they are looking into it. HDB request me to fill up all the hardcopy form and also need to change my parent IC residency address to my unit.

If I have known earlier of such renting restriction, I would not have taken PHG. $10k to lock you for 5 years + all the paper work (if renting out whole unit).

Really big regret.

Not a resale question but don't want to start a new thread.

I have a resale 3 room for coming close to 10 years. Bought it as a single.

I know I can't BTO for a 2 room. But can I BTO for a 2 room (99 years lease) as a Senior when I turn 55?

Not keen in the short-lease BTOs.
