We can see what the pap is doing now for reference.

they have no political will to fix public housing's ridiculous pricing.

you all have malboro tan to thank for this.

and once zhenghu taste the sweet sweet nectar of free money, they never stop and even double down.

see what they did to gst?

Smartest is they rope the citizens in it with them
Once the citizens also got their hands dirty in it they can say, see!! You all want this also I can’t change it

Honestly at this point of time, definitely no easy way out. Either the current home-owners accept lower selling price or those unable to buy a house will just continue with their current situation.

MBT created a mess during his time with his "Asset-Enhancement" scheme (btw he also came out with ERP and COE for your information), then Lawrence Wong during his time in MND and Desmond Lee later also did nothing but exacerbate the situation to what it is currently.

PSP and WP also commented on this particular situation before, no choice now the housing price situation quite dire.

Here’s a point-by-point breakdown comparing the NOM scheme with the current HDB model, across several key factors:

🏠 1. Affordability

  • NOM Scheme: ✅ Very High
    • Flat prices exclude land cost — significantly cheaper ($90k–$270k range).
    • Opens access to homeownership for lower-income groups.
  • Current HDB Model: ⚠️ Moderate
    • Prices are subsidized but still include land value; costlier, especially in mature estates.

💰 2. Resale Profit Potential

  • NOM Scheme: ❌ None
    • No capital gains — flats can only be sold back to HDB at original price minus lease consumed.
  • Current HDB Model: ✅ High
    • Allows for capital appreciation in the resale market, forming a pillar of retirement planning.

🔄 3. Mobility & Flexibility

  • NOM Scheme: ⚠️ Limited
    • Owners may feel “trapped” — they can’t unlock equity for upgrading or relocating.
  • Current HDB Model: ✅ High
    • Owners can sell and move, upsize/downsize, or cash out.

💹 4. Speculation Risk

  • NOM Scheme: ✅ Very Low
    • No open market resale = no incentive for speculative buying.
  • Current HDB Model: ⚠️ Moderate to High
    • While measures exist (e.g., MOP, loan limits), resale profits still attract speculative interest.

⚖️ 5. Social Stratification Risk

  • NOM Scheme: ⚠️ High
    • Two-tier housing system might emerge: “asset-owning” vs. “non-asset-owning” citizens.
  • Current HDB Model: ✅ Better Integrated
    • More homogeneous public housing ecosystem; less risk of visible class distinctions.

💸 6. Government Cost / Fiscal Impact

  • NOM Scheme: ❌ High
    • Heavily subsidized — excludes land cost, with added buyback liability.
  • Current HDB Model: ✅ More Sustainable
    • Land cost recovered partially; better long-term fiscal sustainability.

🌐 7. Market Disruption Risk

  • NOM Scheme: ⚠️ High
    • Could suppress resale market demand/prices; potentially destabilizes current ecosystem.
  • Current HDB Model: ✅ Stable
    • Existing demand-supply dynamics are relatively predictable, with moderate government intervention.

🔚 Summary Table

CriteriaNOM SchemeCurrent HDB Model
Affordability✅ Very High⚠️ Moderate
Resale Profit Potential❌ None✅ High
Mobility & Flexibility⚠️ Limited✅ High
Speculation Risk✅ Very Low⚠️ Moderate
Social Stratification⚠️ High✅ Better Integrated
Government Cost❌ High✅ More Sustainable
Market Disruption Risk⚠️ High✅ Low

Let me know if you want this turned into a presentation slide or an infographic!
