reits dont look at earnings de la..........
payout ratio on the investment moat site is more useful when evaluating telcos

telcos they pay dividends out of earnings

example starhub earnings 20 cents and dividends 20 cents, that's 100% payout ratio


for reits IT DOES NOT PAY OUT FROM EARNINGS

reits and business trust pays out from FREE CASH FLOW

u have to understand this......................

u go look at some of the business trust... some making major losses every year, negative earnings yet can pay high yield

maybe u read up more on reits and business trust
how they work and how the numbers work

But some high yield really value trap, must look look see see many time then buy. Esp Rickers,.. Etcs

when we look at normal stocks
payout ratio means dividends/earnings

for reits... payout ratio
is the distribution over net property income

what is net property income? its total rental income received minus all expenses

net property income DOES NOT FACTOR IN DEPRECIATION, ASSET REVALUATION, FOREX or any one off charges..........

basically pay out ratio of reits of 90-100% is a rule by MAS... so that reits are force to pay out almost all of their net property income

in short NET PROPERTY INCOME = ALL RENTAL COLLECT -MINUS property&management fees

where to get net property income figure? I cant find it anywhere?

Frasers H REIT = 0.0515 x 200000 = 10300
Starhill Global REIT = 0.0756 x 512000 = 38707.2

Total dividend for year 2015 = 49007.2
Average dividend per month = 4083.93 SGD

Investment moats loh.
They need to pay minimum 90%.
But to maintain impression their dpu no drop.. But earning drop, they have to have higher payout ratio loh.. U tweak here there will show, u tweak there here will show.. Is like have small blanket, u cover leg, hand show.. U cover head, belly show

Stockbot is correct. REITs are to be treated like properties, where yield, NAV, gearing and WALE are the more important parameters to look at.
