you will know why if you look at the performance of the S-REIT index:

this volatility shows what most experienced REIT investors know... its better to buy REITS when they are undervalued, rather than blindly DCA even when they are overvalued.

Yes. Reits are fast to come down but very slow to go up compared to other counters. It really takes time for capital gain in some cases.

ESR almost got them at a undervalued price.
henxe some assumed tht Reit ,Sabana is REal Damned cheap 4 All to Snatch

dd & ss came into play & pushes it as "highest-performing" in terms of price...

Experts here Never fail to emphasize Reits is abt buying them @ very low price!

What is the typical return (dividend and capital gain) for a Reits ETF available in SG?

From the Top Holding, doesn't seem great.
Why? SG Top REITs start with Mapletree but only start from 5th place. I didn't see how great is CICT as compare to other SG REITs to be 1st place. (maybe due to merger but should have reduce holding after merged)

Interesting.
Wonder how it compares if we randomly pick a few big names like MIT, MLT, CICIT, AReits, FLCT,.....

I think @Dividends Warrior is one of the best REIT pickers and his portfolio also has similar returns and coincidenly over similar period. I think in the years following the GFC, HK and Australia REITs did better than SG, because SG did various cooling measures and restrictions. But last 2 years HK REITs were hit badly so SG might have done better than the Asia REIT index. I personally think Asia REIT index is safer as it is more diversified.

As per manulife this the returns for the APAC REITs index is 14.5% per annum since 2008.

There are some who are anti-REITs for the longest time:

Its good to be a data-based investor. Earlier on I already cited a Businesstimes article discussing a study showing that adding REITs to a diversified portfolio improved returns and pointed out that I am still waiting for a article that shows that adding REITs is bad for portfolio returns.

In the end every investor has to DYODD. And just because REITs are good, doesn't mean you should go all-in and get a 100% REIT portfolio. Even DW doesn't hold 100% REITS. :s13:
