Hmm A-Reits suddenly dropped again
Divested last yr and never look back.
The price weakness quite evident given that it cannot clear it's 52 weeks high resistance due to the amount of rights issue involved.

To be a good REIT investor, you need to be in touch with what is happening to the market.

Expand your network, go and talk to people in management who are involving in lease renewal negotiations to get a sensing of what is happening for various types of businesses - office, industrial. You can also ask your network, the building they are in, how many vacancies etc.

Also talk to bankers, because of rising interest rates, are REITs refinancing at shorter loan periods than before (because banks are no longer giving long term fixed rate because they also know rates are going to rise), and thus more exposed to interest rates.

This is investing in the real world, something like Anthony Bolton's story of how he would send people to count the number of lorries entering and exiting the factory every day. A lot of the 'internet/youtube' investors seem to have forgotten this. :)

Ascendas keep lao sai. Why good buy in 2022 when it lao sai more than the others?
If you can find a better value reit than areit, you can always divest and move on to other counters else you need to plan your price entry better rather than gripe about the economic factors that affect REITs every now and then.

Used to follow dw reit portfolio in the past but once I have my own price action strategy, I tend to buy reits only when their current market price is low else I just sit on the side lines.

I used to have a lot of REITs but since covid, I have divested them for other industries.
The only remaining reit I have is healthcare related.

You mean now already retired and using Reits for passive income or not retired yet but in Reits for passive income as a form of retirement planning?
In the process of building. Going to retire in 5-10 years time.

Actually it can as simple as walking around malls and CBD and you also see which retail/office reits are doing well based on their foot traffic.

In late 2020, it was quite clear that the SG malls were seeing brisk traffic despite COVID, so I was confidently picking up Lendlease, CICT etc.

On the contrary, someone asked in this forum whether he should subscribe to Lippomall rights and I advised no because I visited Lippo's indo malls before and they were swatting flies even before COVID. True enough, >1 year later Lippo Mall price is now 10% below rights price.

Better start building now if you are serious about it.
Let's say you invest $100k per year for over 10 years. Total of roughly $1m at 5% yield, that gives you $50k dividends annually.
Good luck! :D

Right, Just that i don't have $100k per year to invest.....

I prefer to read books that have stood the test of time (eg: those that are worthy of a sequel or 2nd edition) than to watch small kids on youtube dispensing financial advice.. :s13: Of course, I don't have to agree 100% with the books, I just DMODD and adapt accordingly

DW a long time ago recommended some books including "Dividends dont lie." Post was so long ago, wonder if DW still has the link

Having said that, I think this will be the year to buy more World ETFs! And some pay dividends like VWRD! :s13:
