Im keen to buy too, but will wait for more selling

how abt SRT too?

Nobody know the bottom.

Again, nobody knows how high will the interest hike be.

Seems Reits continued to be hammered as long as the interest hike continues.

This could be just the beginning of a new era of normalisation of interest rate in SG as imposed by the currency fixing to USD. 2023-2024 could see two years of high interest rates for SGD loans. The normalisation of interest rate will persist and not be a short-term event that will blow over in just 6 months.

said it months ago that REITS dont do well when interest go up, but nobody believes and think REITs can hedge their way through or pass on the cost to tenants by raising rent

Need more info to check on this.

But surely Reits doesn't look good in short term + risk free bonds getting more attractive.

For those invested in Reits for dividends as part of retirement plan really sabo big time by Fed.

Say the rentals go up by 6% while the underlying currency drop by 10% against SGD. What do you think should be the effect on its DPU ? Btw, borrowings are typically in USD or SGD.

With increase in interest rate comes bankruptcy and business closures, you still think rentals can be pushed higher. This is not like the rental squeeze you can have on foreigners living in rented accommodation.
