50 or 75 basis points is still up. The interest rate is still going up. Reits still getting impacted.

Let's look at it this way. Prices have gone down because of interest rates rising. When interest rates goes down, the prices will go back up. So if you bought it when prices are down, you will be looking at potential gains in both price and dividend.

Singapore REITs

Slower growth momentum as interest costs eats into returns

Estimates and TP cut by 7% and 11% post-3Q22 results, as we price in higher interest costs and spot foreign currency estimates
S-REITs forward growth to slow to 2.0% (or -0.2% ex-hospitality S-REITs) – a decent growth rate despite potential economic headwinds
Yields and yield spread remained at 6.1% and 2.9% against the 10-year bond yield; current valuations appear fair
Investors’ attention to move to recessionary risk as we enter last phase of Fed’s aggressive rate hikes. Prefer defensive and resilient sectors and names

Finally.... without a recession and big job cuts, Fed won't reverse the interest rate hike.

i think Fed want to see people jobless and no money to spend, bring down demand and inflation.

Looks like a rough ride ahead. Already expecting interest rate to go much higher and last longer.

Seems interest rate hike has been priced in for some time and sentiments settled down. In fact, few Reits have recovered abit, esp Ascendas.

Time to review and enter now?

Are Reits recovering or going to resume going down?
Most of the REITs price have been bottom. Few already start to move up but slow. Once Fed interest rate hike reduce from 75 basis points to 50 or even 25 basis points, market will re-gain confident. This will be good news for REITs as price is under pressure for quite some time.
Yesterday brought MPACT at $1.68 2700 shares only.
Planning to buy FLCT. Price may drop a bit more.

Yes. I agree confidence is coming back but slowly. The concern is how anticipating recession could affect Reits income.

FLCT looks attractive even though i too think price may come down more.
