West Gate Mall construction looking good.
Huh? Why would they wanna let interest rate rocket?
Tapering just means cutting down bond purchases of $80bn to maybe $20bn or some figure, they're not gonna touch i/r until they're certain the economy can finally stand on it own.
calender effect and also, certain events happened around sept/oct. similar to "sell in may and go away"![]()

theoretically with some assumptions:
reduce bond buying => money supply fall => excess demand for money and excess demand for bonds => price of bond increase => interest rate increase
Hi dividends warrior, support ur thread.Care to share how you were able to save so much during these few years. What Percentage of your salary do you save?
erm...bond price and interest rate have inverse relationship.
if interest rates increase, value of bond will decrease.
bonds and reits plus any company with long term debts, are particularly exposed to interest rate risks.
the only way to hedge against this risk is to secure long term loans for re-financing.
so far only CMT in the retail industry, has the longest debt duration of 4 years, the rest such as FCT average at 3.5 years and below.
Normally, I save around 80% of my salary.
wow you really believe in 先苦后甜...

plus issuance of long term debt securities which CMT is very good in creating this.

Yes...
Looking at all e old people collecting cardboards and drink cans made me frugal.
Cool.
What do u think of the Sep possible taper effect on reit?
A bit of correction??? I want to pick up things like First REIT, AIMPS REIT. What are the players for the Jurong side of shopping centres? I know Capitaland is involved, under CCT?
Genting also potential long term player since they entering with new hotel at Jurong area also!
Yishun also have right?
Cant wait for OUE to inject their Crowne Plaza into OUE REITs. Exciting.
DW, are you excited by my line up of potential in REITs? Sadly I think i need to be selective cos I might only be able to get 1 lot each. Dont know if I should accumulate more in each counter or spread a bit thinly.
I missed the Auric Pacific one. Now so high at 1.4, Ms Saw really know how to make share price jump
It should be bond price and yield have inverse relationship...
Interest rate is fixed.
Right? Do correct me if wrong....
Cool.
