Well, to be exact, Singapore's IR are already higher now in anticipation of Fed rate hike. It has already been priced in the financials now.

yes i do agree that it has been somewhat priced in, and the fact that it seems to be a slow gradual increase is helping as seen from the 3month sibor.

but i cant help and think that "chocolate cake" will still hit the fan when the fed officially increases i/r in usa. may just be overselling though

Judging by the reaction from so many FED meetings, once IRR is confirmed stock market sure will have a few days/week of sharp fall. Overreaction expected, just have a warchest ready this june/sept.

MCT portfolio is not bad, even though 4 properties but their location is good and their management team is good. The only thing is for me current price of MCT to their NAV and yield is too high. If I am not wrong, at current prices u are paying 30% premium for MCT based on their NAV for a 5% yield plus their gearing is more than 35% if my memory serves me correct.

CapitaCommercial Trust seen buying rest of CapitaGreen in 2H2016

SINGAPORE (March 24): CapitaCommercial Trust (CCT) could acquire the rest of CapitaGreen, a 40-storey prime office building in Singapore's central business district, it does not already own in 2H2016 for about $1.1 billion to $1.2 billion, according to UOB Kay Hian.

The property, located at 138 Market Street, is jointly developed by CCT, CapitaLand and Mitsubishi Estate Asia, and has a net lettable area of about 700,000 sq ft. CCT has a 40% stake in the project.

"We believe management is looking to balance income accretion (minimal in 2015) and overall office valuations (higher signing rents could spur an uptick in CapitaGreen’s valuations)," UOB Kay Hian analysts Vikrant Pandey and Derek Chang wrote in a note today.

"Our visit to the recently-completed CapitaGreen reinforces our view of its role as a key growth driver for CapitaCommercial Trust," they said.

"With pre-commitment at levels near 70%, leasing enquiries remain strong, particularly from non-traditional players."

These include companies in the technology, media and telecommunications sectors.

Based on a gearing limit of 40%, CCT can borrow $1.2 billion to fund the acquisition, they said.

UOB Kay Hian has a "buy" call and $2.06 price target on CCT.

CCT shares were up 0.6% at $1.755.

http://www.propertyguru.com.sg/prop...residential-projects-running-out-of-time-repo

Time is running out for at least five private residential projects to sell their unsold units before their developer is slapped with hefty fines under the Qualifying Certificate (QC) rules, according to a report from Square Foot Research.

“These developments were completed in 2013 and have less than a year to meet stringent QC requirements,” it said.

The projects listed by Square Foot Research are The Interlace (pictured), GoodWood Residence iLiv @ Grange, Urban Resort Condo and Ei8ht Raja.

“With an outstanding 169 unsold units remaining, The Interlace by CapitaLand tops the chart with the most number of unsold units. This, however, is consequential to its massive supply of 1,040 units in total. Contrary to beliefs that the developer will cut price, prices of The Interlace have actually seen a gradual increase over time,” the report stated.

Square Foot Research added, “The price in the primary market, however, is noticeably lower than recent transaction prices in the secondary market on a per-square-foot basis. With more than 80 percent of the units sold, the developer should have profited from the development and may not see the need to reduce prices immediately. The estimated fees payable to extend its deadline to sell also does not appear to be substantial.”

Under the Residential Property Act’s QC rules, all developers with non-Singaporean directors or stockholders need to obtain their private housing projects’ Temporary Occupation Permit (TOP) within 5 years, and sell all units within two years thereafter.

Failure to comply with this timetable would result in developers forfeiting their banker’s guarantee of 10 percent of the land purchase price.

“To extend the deadline, developers will have pay an additional 8 percent, 16 percent and 24 percent of the land purchase price for the first, second and subsequent years respectively. The amount is pro-rated accordingly to the proportion of unsold units,” the report said.
