healthcare doesnt mean resilient.
best example is healthway medical. (even though it is not a reit)
IHC, INTL HEALTHWAY CORP Plunged 68% today! Come in and analyse what happen,how to avoid such event

what financial engineering are they doing? anyone can break it down?

how do i know the price is so overvalue till that i shld let go before it drop?

I am not too concerned about taking profits when the price is rising. I am more concerned about when to cut loss.

When the gearing is too high. Starting from Jan 2016, the official limit is 45% set by the MAS. Anywhere near 45% is a red flag for me.

A poor track record of stagnating/dwindling DPU over years (e.g. LMIRT)

A poor track record of renewing leases and finding quality tenants.

A shortening WALE with high interest cost.

when the capital gain is multiple years of the dividend yield and you dont see any catalyst for further growth (or u see more downside then upside).

edit: thats for profit taking tho... if u think something is wrong and is onli going to get worse, just sell it before it's too late.

what is WALE?

Once the red flags appear, I will sell. I used to have Sabana. The high yield is nice. But after the management struggled to find new tenants and occupancy drops, I sold immediately.

If no flag and everything is running like clockwork, I keep holding. CMT is my longest-holding REIT.

'Renewing lease' means the lease contract is going to expire soon and the management needs to negotiate with the tenant for another new lease period. Usually, the management will push for an increase in rental. If the tenant finds the rental too expensive, they will close shop and find other places to rent. Usually big REITs like CMT has more negotiating power with tenants due to the scale of its portfolio.

WALE is 'weighted average lease expiry'. The longer the better. Hospitals have much longer lease period than retail and industrial.

WALE can also mean 'weighted average loan expiry'. The longer the better. That means the refinancing needs are spread out over more years.

Any thoughts on CCT? I have read that there will be plenty of new office space supplies coming onboard the next couple of year, so a possible glut. But CCT seem to be the better one out of the other REITs and not as highly leveraged. Also a portion of their income comes from golden shoe carpark, swissotel which rents their hotel premise at Raffles City from CCT and also some properties in msia. Thinking of adding into my portfolio since the price has taken a beating these couple of months.

after ditching reits for more than 2 years. im starting to be tempted again.:o

CCT is pretty good.
Quality portfolio. Low gearing. Good tenant mix.

But the weakness is oversupply in grade A office space, so DPU growth will rather stagnant, unless they do an acquisition. They might acquire the entire capitagreen in the future...

looking at current prices of CMT, sphreits, Ascendas whose NAV is about 0.9~1.1 of its current share prices....

probably. just trade against the level of reit-related posts in this forum. :s13:

i started buying reits in 2011 when onli div warrior and a few others tok about reits... then i sold everything in 2013 when lots of lurkers in this forum started appearing and screaming 'buy!!!'.... now that things have quietened down again, i feel like entering again :s13::s13:

but i will probably be much more picky this time round

being below book value is a good to look into for invest. thx for tip.

i already bought cmt using DCF method which the result look kinda v undervalue

subsequently feel that must be a diff way to see reit shares. luckily i bought at 1.875 near book value and now is 1.955. happy :)

i like mall. other than cmt , fct, what others is into mall?

Bought some CMT at 1.87 and offloaded at 1.91. Now heartache!

why did u sell off? got one day crazy rallied from near 1.9 to 1.99. gd if u off load then. i shld have sold off then and buy back at 1.85 after that. v obvious being speculated

Frasers Centrepoint Trust too is under book value.

tempting to buy hmmm but not much bullet left

EDIT: now that i check. almost all REIT are below book value :eek::s22:
