being below book value is a good to look into for invest. thx for tip.

i already bought cmt using DCF method which the result look kinda v undervalue

subsequently feel that must be a diff way to see reit shares. luckily i bought at 1.875 near book value and now is 1.955. happy :)

i like mall. other than cmt , fct, what others is into mall?

From their reporting and footnotes? i make find for the word lease can see from writing only?

From the quarterly presentation slides. Usually can download in PDF format from their website under investors' relation.

If u own mall reit, do u all hav the habit/feel to buy things from that mall itself?

For example: watson is almost everywhere. If u own CMT, do u buy things from watson in capitalmall only?

nope. i go to watson at TM cos it has more stuff which Tampines 1 do not have,

Guardian i go to century square which TM store is much smaller with less item.

I would say most malls that i visited belongs to cmt

Yes. I tend to do that. If it is convenient (and it usually is since CMT and FCT have so many malls near MRT stations), I will buy the things from the malls I have a stake in.

Usually, I will do it on my way home after knocking off from work.

Sometimes, I even encourage my friends and colleagues to shop at CMT and FCT malls. Hahaha!!!:s13:

a few days ago, AIMS AMP up to $1.40 i should have sold also. I thought reversal liao. Now drop back to $1.375 damn it...

Hence i think trade around core position important. Low buy more high sell some.. if u have JUST NICE. when high you be reluctant to sell also for fear the price will not drop back! Happened to me a few times!

does it make sense?

yea. sometime no idea will cheong, then next few day will drop back. But then if sound it will slowly rise back again ba

so if your logic, sell at high then buy back at low. but then bo bao la. at least u get some profit

i think its more like setting goals
eg, u buy in at a certain price then u set milestones( based on ur risk lvl) and its corresponding action
eg, when price drop 5%, sell off XX% of holding... drop 10%, sell of XX%...
price increase 5% , buy XX% more... etc ?

for reit i think hold is better than selling. u hold when drop u can get dividend. sell when high is better even if it get higher

Thats the total opposite of me...go down i buy go up i hold/sell

Do not forget to view it on a holistic level, i.e. your portfolio's asset allocation. Regardless of a buy or sell decision, it is must be in line with this big picture.

That being said, as what some had said here, when you sell something, you must have something in mind to buy, else the excess cash gained could be parked in the cash portion of the portfolio, provided it had not hit your desired %.

Of course, when the going is tough for that REIT (or any other counter/investment vehicle in other asset classes), it is prudent to do a quick exit and go for the next short listed one in your mind. But if the selection of the REIT in the first place is stringent and done with the best analysis, chances of this "bail out" would be slimmer.

looking at fraser centerpoint trust, the free cash flow or AFFO seem to be negative most of the time for the past 6 yrs

did i make a wrg evaluation? cmt and sph reit looks ok to me

For REITs, you should look at net property income.
