I saw one quite spectacular penthouse at Tanjong Rhu area, single level (not those duplex kind with staircase) that spans over 3xxxsqft. Breath taking view includes Singapore Flyer, stadium view and fireworks directly in front. It’s definitely spectacular when u sit at the breezy balcony to admire these views. very little wasted space, all bedrooms and living room are pretty huge size, full glass window. A lot of liveable space. That is the kind of penthouse I hope to stay :D

Agreed bro, but own stay kind yes, I also aspire to live in it, but to resell to future audience it’s gg to be hard.

I felt those duplex ones esp with huge roof terrace and no bedrooms on top are harder to sell. The second level usually totally bare. Quite a turn off.

I like The single floor type of penthouses (with spectacular view) and I don’t mind stay until die.
That’s why got this saying “a view to die for” :D

U got to be physically there to see the unit and admire the breath taking Flyer, stadium and fireworks view.
After that, u will know the Long balcony is not redundant anymore. :D
The living, dinning and bed rooms are quite spacious. Sometimes, layout only tells u part of the story. Must go there and feel it yourself. :D

If it is a real penthouse, duplex with 3 bedroom in the upper floor, and 1 br in lower floor, roof terrace reasonable size, actually not a problem to sell.

Those fake penthouses with big roof terrace are the one difficult to sell.

Interlace, cascadia and many more.

No leh.. that time when i was viewing and looking around for PH. A few of time had been on the market for quite long. Owner bought to rent to expat. Tenancy renew after renew, still no buyers..

Then they should change agent to brother lim brother and try. All the negative thing about the house can be rephrase it and bring out the best of it. Impressive. :s13:

I salute the sellers though, especially one is owners own stay. Every now and then got strangers popping in...

the agents are not wrong wor.... Penthouse is rare ah..... that's y it's a niche market.... lol

if u like penthouse, it's because you like the lifestyle and willing to pay for it.... dun want to stay in landed because dun want trouble to maintain.... want facilities, want view... so when you sell, you need to find like minded buyers.... which aren't many.... but when you really find 1, they prob wont be too picky cos not many penthouses....

I thought family with young children will appreciate PH living with rooftop terrace for the kids to play?

in some ways, but also scared they fall over later... or things fly out cos most is just a ledge

I think rooftop terrace good for those who like maybe a bigger area for gardening or own alfresco bbq, or maybe their jacuzzi... got its niche... but like this sounds liked landed better right lol..

If PH, what it brings to the table imo should be two things that landed hard to provide

Landed wise, no budget for bungalow and not a fan of terrace's lack of space and privacy.

Ordinary bungalow 400sqm also no privacy one.

Terrace cover up left and right side, more privacy actually.

But if u still keen in ordinary bungalow & willing to pay $5.5m for land only, please PM.

i think for living in, and it fits you, then go for it.
I have considered such before for the same reason... got space for kids, and feels good to get the space for the lower psf, do bbq etc sounds great...

But exit can be hard, i still see the same listing ads as i did few months ago.. like really hard to move. If really want, then i think can nego hard :D

Never buy a penthouse or first storey unit with big terrace, unless you really like it or PSF is really really lower than other penthouses or first storey unit in same project.

Reason being when it comes to selling, a lot a lot of viewing but no real buyer. The low psf almost always attract bargain hunter who come see but never buy.

yes i do noticed a PH unit in my estate has been on guru for years and recently reduced price due to other PH selling low too. Seems like a good discount to buy now but still researching more on the pros and cons.

The idea of open terrace 'playground' for kids is the main motivation haha.
