HDB Resale Valuation

Hi Bros,

First time buyer here so please bear with me..

I'm looking for a resale flat near this location - 822122..

If i go to https://services2.hdb.gov.sg/web/fi10/emap.html and check the past resale transactions I can see it's around 425k - 435k (01-03 floor 4R unit) I understand that the higher the floor number, your valuation will go up.. and also valuation depends upon floor number, nearby amenities etc.

But what about low floor units? for example lv3? now it's 2021 Q3.. anyone transacted near punggol area if you can msg and let me know their valuation details that'd be a great help (only if you don;t mind). I also know it wont be the same, but just trying to understand the range that's all.. the sellers agent asking for $460k - 3rd floor unit.. I don't want to put up $1000 OTP just like that without analyzing the current trends,,

Questions :

1) can a lv3 4R unit can go up to $460k (HDB valuation amount) around this area - 822122?

2) Also one other question - HDB's appointed valuer will consider renovation works or not? lets say the unit looks very nice, renovated very recently means do you think they will add 10-15k to the HDB valuation?

Any help would be highly appreciated :)

1. Check HDB resale prices portal. Set to the street and block range. You can then see the various levels and prices transacted. This includes COV if any so gotta ownself gauge.

2. Reno is not considered in their valuation report.

Yes, i checked that portal it says 400k (01-03) resale price but transacted date Feb2021. Dunno by now it increased or not...

2. Ah damn, i was hoping they could add at least 10k to the valuation because from what i can see im sure the seller has spent at least 50k on reno.

Do you know what else they will consider in their valuation report? recent transactions, floor number, MOP, nearby amenities, anything else?

Most likely take other past transactions as consideration? And dont just see the lowest and assume to be as such for all units. Between Feb 2021 to Jun 2021, lvl 01-03 of BLK 122 had transactions of 400k to 435k. My guess is valuer may take reference from 435k instead.

In a way, you will want to pay lesser for the unit? You seem to want to pay 460k to seller but have your valuation report to be at 460k so as not to pay COV?

i checked several other transactions. floor 01 to 03 always very low transaction price :/

yes you're right, i want my valuation report to be at 460 so that i dont have to pay COV.. but then again i dont know what are the chances, only way to try gamble with $1000

Just one other question, i saw some remarks as "corner". Corner unit will have more valuation?

On the contrary, reno does affect, though not by a lot. A well renovated and well kept vs a damn cui original condition, the valuation will be different.

I'm a first time buyer (3 room resale just MOP), submitted for valuation on 23rd July, status still Pending as of today.
Very kan cheong too, afraid high COV.. Last transacted same block was 400k in July for 3 room, but my deal was closed lower than that.

Just one other question, i saw some remarks as "corner". Corner unit will have more valuation?
Corner units are bigger in size as compared to corridor units.

In some blocks, the corridor unit is a 3 room while the corner units are 4 rooms.

Got a unit at the other side of punggol, also 1-3 floor. 490k no cov. But since then prices has been on the upward trend. I hope your valuation will come out well.

Unit is renovated and ready to move in kind, same block got 360,370 and 400k recent transacted prices.
