HDB Upgrader - EC or Condo?

Hi all, I'm looking at upgrading from my current HDB and I'm still eligible to buy ec as combined income is just nice at the ceiling cap for ec. Need some advice if I should go with EC instead of a private condo? I know there's a longer waiting period for EC to be built but if still eligible to buy ec won't it be better as it is generally at a subsidised price compared to condo? Hope to seek for some advice from the more experienced property guys/gals here. Thanks :)

If you gonna get a Brand New EC, remember that resale levy will be payable. Also if you intend to stay at your current HDB till you get your keys for the EC, you need to make sure you have enough downpayment to cover for the EC payment. In upgraders case, they tend to go for DPS + Bridging loan so that they don't need to service 2 housing loan at one time.

Depends on what you are looking for, do you have kids ? Is location a concern ? What's the rationale of upgrading now ? What are your concerns, and wants / don't wants ?

if you want EC, these are the following ECs in the pipeline :
- Existing launch, North Gaia, Yishun
- Launching this weekend, Copen Grand, Tengah

- Launching next month, Tenet, Tampines
- Launching next year, 3 More launches around CG / Bukit Batok ave8/5 (they are just side by side) and Tengah Plantation

Buy EC if ceiling cap hasn't exceed.

how about for EC with many available units i.e. North Gaia? Not too sure about the regulations for 2nd timers with regards to EC applications.

If possible, go for brand new EC first. EC is subsided by at least 200-300psf but with some initial restrictions (mop, eligibility).

Copen grand sold at 1.3k psf average, if the same like for like but PC, the average will easily be 1.8k psf.

Go for condo. Ec is hybrid of HDB n pte and you are still subjected to HDB regulations. Must sell within 6 months from key collection of Ec.

If you go for condo, you can still keep your HDB for passive rental income.

Don’t give up your HDB if you have a
Choice cos you won’t be able to buy after you own pte property. Have to wait 15
Months to buy HDB even you were to sell your condo.

This one different story because got leftover. Take CG for example, so many 2nd timers got bounced out. First round ballot has cap of 30% for 2nd timers :o

Nothing is subsidised, just a gimmick, since you have the numbers buy something you love. So ask yourself what do you like and where is the preferred location.

bad advic. Pay absd 17% on your2nd property just to hold a hdb?

Nothing is subsidised, just a gimmick, since you have the numbers buy something you love. So ask yourself what do you like and where is the preferred location.

your priorities may not align with what an ec offers like proximity to family, preferred schools and familiarity. It comes with some restrictions like MOP so It depends on what you want and need.

But the subsidy is real and almost a sure way to make money 99%.

Are you holding on to HDB and condo now also?

We regretted going for EC cos I was made to sell our HDB within 6 months n exploited by realtor to sell at low
Price cos time constraint.

We sold our EC one year after we moved to our landed. Also, sarbotage by realtor to sell at low price.

The realtor made us signed the option to buy without explaining to us. We thot we signed the buyer offer to purchase with the cheque. That very night, I called realtor to indicate we don’t want to accept the offer. She then told me I already signed the option to buyer and I can’t back out.

My experiences with realtor hadn’t been positive. They are the worst scums.

One even tried to trick us into selling my late dad in law freehold bungalow at dirt cheap price with all so many patterns.

He failed cos after 2 stunts from realtor, i
Know them better and won’t fall for their tricks anymore.

If you can, go sell n buy at auction houses. More transparent n honest deals.
