Hello can I ask, how accurate is SRX valuation? Heard that it’s plus minus. I saw a 5 room unit 124sqm on 2nd floor on srx going at $518k. Roughly what would the valuation by hdb be? Any idea? I’m eyeing this unit. Condition of the house is not good as it is first owner so it’s very old with lots of old built
In. Checked hdb transaction price was $500k for a high floor. My offer of $490k was accepted and wondering if there’s any chance of COV. Unit is 200m away from
Upcoming mrt with amenities around.

My SRX result was on point but that’s just a guide. Many factors that contribute exact official valuation.

Iirc SRX valuation don’t differentiate by floor, it is one single price for all units on the same stack

I guess likely $10k cov

My case, srx was 20k below my offer price and zoom was 30k below. But valuator match my offer..

SRX valuation is based on last few transaction regardless of the condition of the flats

My 5 room hdb valuation has been “stagnant” on SRX due to only 2 transactions for past 6 months and so my SRX valuation has to be based on the numerous transactions of the “smaller” 5 room and 4 rooms instead of my floorsize to give its value. But once there is a 5 room transaction, my SRX valuation will “spike” and go down again until another smaller 5 room is transacted

So take srx valuation as a guide at best if you understand what I mean

hdb valuation is to screw up sinkie life? why can only do valuation after opt?

Alright thanks! Just agreed with seller and agent no COV involved. Good thing cause seller not expecting COV :)

Resale valuation price in jurong/boon lay

Hi all, I'm planning to buy a resale flat (either 3 or 4 room unit) within 2km of boon lay mrt. Especially those newer blocks in Jurong West Blossom, Boon Lay Meadow, Boon Lay Grove, Boon Lay View. I'm also fine with older blocks too around Blk 678 etc. I found that recently the resale listing price is getting more expensive compared to last transaction price. I hope not to pay over $5k cov if possible as I am paying it alone (Single scheme). Recently I got to know valuations price for 3 room flat unit at mid floor unit at blk 217B Boon lay Ave. The block has not reach MOP yet. Valuation is around $340k + +, but seller only looking for buyer who can offer min $370k. I gave up viewing as I am not willing to pay such big amount of cov. I got to know the cov because the potential buyer gave up after getting the valuation done.

Can anyone share your recent purchased resale flat valuation here for potential buyers such as me to reference.

yes and you restart the whole process again from step 1 with a brand new OTP including paying HDB the fees for valuation etc. the previous OTP is void.

Any idea if seller is willing to renegotiate price is it possible to submit for a second OTP before the first one is lapsed?

As in will a email be sent to us , or the valuator will call you that he/she is will be going down to the unit? Or no notification given? ( as the valuator will settle the physical inspection with the seller)

If I am not wrong, you will see know the valuation within few days if no valuer being activated , and if its activated, hdb will notify the seller only and then it will take around 1-2 weeks for the valuation to be out.

Yours is DIY buyer? Then it’s up to seller to inform you (under no obligation).

Mine was with agent. Seller agent informed my agent and he then informed us.
