my valuation out on 3rd day and it the same i offered!

me and seller agent base on the past transacted price to nego de (seller agent use the evaluation tools on SRX)


past latest transacted price on level 4-6 is $275K
the level i see is 9, so she suggest me $276K and she will talk to seller to lower down. Give and take.

Based on my experience which is same as your case, it only indicate your offer price is within the valuation. i think only when COV is require you will know the "actual" valuation.

Why not?

Recently trans mostly is with COV esp those young flat.

anyone know how to get valuation of flat for a new estate that is going to MOP? Tried using those tools from property agents but all say insufficient data.

Does that mean the first unit that sells become the benchmark?

Just to check , how accurate is the valuation from the bank?

If you are asking about hdb valuation, why ask from the bank? But it should not be too far off, the valuers tat the banks check with are also using past transaction method to derive an estimation.

Normally if the purchase price is not too far off the recent transactions den hdb will just match the purchase price.

I think COV is more common these few months (and i believe will stay for a bit. https://www.todayonline.com/singapo...8-years-prices-expected-continue-upward-trend).

I can't say for other areas (i didn't search for a unit there) but for Bishan zone, i think COV is almost perpetually in existence and it is rising recently (so long the selling unit is not so cui and super low floor and undesirable facing/blockage).

Hi all, tried to google by there's no ans. Read frm HDB website that once the seller grant OTP, buyer has to request valuation within 24hours.

If buyer failed to request for valuation (ie. After 24hrs), is there a penalty or?

If u r buying HDB, u need to get HDB valuers to do the valuation.. they don’t recognise other valuation apart from their own
So eve take bank loan, is also hdb valuer come down?

All HDB resale flat, only HDB valuation report (by HDB assigned valuer) is recognized and taken as reference (even for HDB bank loan).

This is the rule set by HDB.

Actually it’s the older flats that will hv COV.. the newly MOPed ones usually no issue..

If the range are quite big, still no COV ? Like there are some selling below 500K for 1-3 floor, and some posted 600K for high floors. There wont be any problem for valuation ?

I mean MOP flats, thanks.

My agent has access to a portal where some units sold have reflected valuation amount. So that’s a guide for buyer. Hdb website only can show transacted price, with cov if applicable.

So technically there’s no way to tell if those you’ve seen are at valuation or not, unless you’ve access to that portal or some agent’s intel.
