Hi guys,

Just gotten my HLE letter. There's three options for the loan, 15/20/25 years. How do you guys decide the max house price based on the letter?

For example the max loan is 300K for 25 years.
Each CPF around 50K, so both will be 100K
1st time Grant - 80K grant

So when I can book a flat, should I book when the price is <470K?
- putting aside $10K for all the misc fees.

If exceed, example 500K, then I have to top up 30K cash. Am I right?

Also, best to wipe all from CPF or leave 20K?

Trying to understand this. Any help or info will be greatly appreciated. Thank you!

By first time grant, u mean EHG? Correct me if im wrong but EHG amount depends on your average monthly household income so in order for you to get the full 80K EHG grant, your average monthly household income should not exceed $1,500.

I see that the HLE has prudent, mod and max.
Usually people go for max or mod?

example,

If getting a resale 4 room flat as a single guy for $400k.
max loan is 250K.
grant is 40k
so i need to pay the rest with CPF with 110K.

Is my calculation right?

hle say monthly installment is $1200/mth with interest, then i read the properties guru app, the is a mortage of 1100/mth. so how much i need to pay monthly??:s11:

here..
Monthly Instalment
https://services2.hdb.gov.sg/webapp/BB29MTHLY/BB29SMTHLY

So the 110K will be cpf or cash.

Hello all, we failed the HLE, because got 1 lump sum CPF paid by company not paid last year and paid this year. Long story short, I got no CPF last year, this year April 2020 start to have so big sum to me.

I also want to take bank loan now since rates are cheaper. Since I already got queue number to select the BTO of my area.

Like to ask
1) exceeding income ceiling now (intend to appeal) won’t affect my BTO eligibility right? I hope they don’t totally discard my BTO since I got queue number.

2) I think I won’t have grant too. So just go get bank loan before appointment date right?

Thanks in advance.

Is Leave Encashment part of the income considered for Income Ceiling?

Hi,

I would like to check if anyone is aware that leave cash encashment is part of the calculation for the Income ceiling during bto application (average gross monthly income)?

Thank u!

Hi. My apologies if my queries is repeated.

I need opinion.
I'm looking to purchase resale flat that costs 430k
Based on calculations done by my house agent, she said that I need to get HLE 270k minimum

My fiance is earning $2,820 gross
I am earning $1,900 gross

I started new job in late Oct 2020 but in Nov I was hospitalized for a month and only got back to work on 18 Dec 2020

For HLE, I furnished my company letter.
Will it be sufficient? HLE no updates yet for me. Gg crazy keep logging in to check status.

Edit:
There's an update on my HLE status. I am outraged they never include my CPF contributions as part of the HLE.
Technically I've worked 3 mths in this new job. Only because I got NPL due to 1 mth hospitalization leave and HDB officer said my contributions not constant so cannot be considered for HLE. What bullsh*t.
I am trying to appeal by liaising with another HDB officer that previously was so helpful.

Hi I understand that you may make an appeal and HDB Officer will review the application on a case by case basis. Previously I had to submit many other information including 6 months bank statement, credit bureau report etc.

Hope this helps!

how about ur prev job? did u work constantly and contribute to cpf?
as long as u got contribute to cpf on a constant basis see no reason why they reject u.
