Hi everyone ! I applied for HLE for a potential new resale flat that me and my spouse are looking at. It seems like only self employed needs to submit credit bureau. Employed ones no need as they never asked us to submit the credit bureau report during application . My Wife is employed and has a stable income but credit bureau not so swee. We worry the HLE will be affected . Please advise . Many thanks

During my joint application for HLE a few months ago, I (self-employed) was not required to submit a credit bureau report.

Hi all,

Is it possible to appeal for higher loan for HLE?

My partner is non-citizen and we are trying to apply for resale flat under NCS. HLE loan is only based on my income which is $3800.. we need to get at least $300k loan in order to purchase a flat that we are looking at, asking price $395k. I did HLE calculation and only got a loan of $244k, means I have to top up cash after deducting cpf and eligible grant of $25k. We are not entitled for enhanced grants as our household income is above $9k... Any advise will be helpful... Thank you!



Just go hdb site to submits for appeal lo.

Only they can tell u

Hi

I requested for a review of my HLE recently due to change of job, my monthly salary increased much higher and yet this time round, I was asked to submit my 15 months cpf statement, current 3 months payslips, credit bureaus report as well as bank statements for the past 6 months.. Does anyone has similar situation b4? I wonder why they need so much info when I think my loan amount is not high.. and I read that most people only need to submit 3 months payslips..

Hi all, noob question.

Have the below situation:

Flat cost after 5% downpayment: $200k (Expected delivery in 4Q 2020)
Both me and my partner combined salaries =$4,400 gross per month
Grant received: $80k
CPF OA: $61k
Spouse CPF OA: $50K

Checked on the HLE Loan calculator that our eligible loan is $163,800 taking into consideration this would be the lowest amount granted which i would take for the loan.


Could anybody advise for the 2nd HLE that we will apply before collection of keys, how will HDB likely do the calculations on deduction of the cost of flat purchased.

1) For the wiping out of CPF OA, i understand that you can choose to leave 20K OA behind and not do a complete wipe out. Does that mean HDB will wipe out $41k from my CPF OA & $30k form my spouse CPF OA making that $71K of CPF OA in total.

2) Or is it HDB only will wipe out my CPF OA ($41K) only and not "touch" my spouse CPF OA for deduction?


In addition to that, $200K (Flat price) - $71K = $129K balance to pay, and i dont have to maximise my loan, and i could just take $129K loan from hdb?

Please advise!

Hi all
We are planning to sell our 3I flat and want to upgrade to 4rm but HLE got rejected last month due to income issue
Our combined average income was about 7k only but one month it was 13k. We appealed but hdb rejected our appeal.
Hdb still shows our old record and can not submit new application now

Any one please advise how to delete and submit new application?
Agent advising us to take bank loan but we want hdb loan

Cancel the HLE loan and wait and reapply again.

Can anyone advise if EHG takes into account overtime (with CPF contribution)?

I see that in the EHG eligibility, it says that income from adhoc over time work is not considered for income ceiling. I called twice to HDB, the first time, they told me that OT is not considered, while on the second call, this time as part of a resale application, they said that it will be considered.

Has anyone who recently applied for EHG shed some light? Quite a big difference in the grant amount when comparing with and without overtime.

Our combine cpf have around 230k.

Will hdb loan me around 550k base on our currenr salary? Am so afraid that we cannot get the loan.

Hello. Would like to see if anyone went through the same situation as me. My house key are due in March 2020. Upon HLE submission, both husband and me is employed w CPF. HLE approved. However, rght now im not working (for a month only) but am finding for a job. My husband is self employed warning 4k and does not contribute to CPF on a monthly basis.

When i checked at HDB site, they mentioned under eligibility that i have to be working for 3 months before they can take access the application. Also mentioned self employed has to provide few things and one of is credit report etc. However they did mentioned tht its for application after aug 2018. Before 2018, only need to provide 12 months bank statement.

I am worried tht my HLE 2ND assessment wont be approved as i am not working and husband is self employed earning at 4k. Is it possible for me to appeal if its rejected? Are there any possibility that i wont be able to get my keys and my house application will be forfeited?

Bank loan is out of the pic as both husband and my credit is bad.

Anyone able to give some assurance? Really love to hear them. Thanks!

I have tried check with hdb before last year, they unable to. In the end I did not purchase the flat, till my spouse got his PR.

hello~~ I understand that for purchase of resales under Non-Citizen Spouse Scheme, only the income from the Singaporean will be taken into consideration for maximum loan amount.

Can i check if any of you guys managed to appeal to HDB for the income from the NC spouse to be taken into consideration? Thanks!

when the time you going to take key, you will have the options
1. how much CPF you choose to leave OA behind individually. (Max 20k)
2. Your spouse CPF will also be wipe off, unless you state as 1.
3. After HDB will do a calculation how much loan you need to take for the remaining amount.
4. For no 3, you can also indicate the ratio, (example monthly payment is $1K, you $600, Spouse $400 from cpf or cash.
5. Do take note there is stamp duty etc etc that needs to be included too

Hi guys. Appreciate if anyone marrying a foreigner can shed their thoughts on getting a HDB loan.

Background

I am a 30 year old Singaporean Citizen and plan to get married to a 28 year old Malaysian in Mar 2020. We've applied for and she has already received the Letter of LTVP Eligibility in Dec 19 and we plan to apply for LTVP after marriage and PR / citizenship subsequently. We are looking to buy a HDB resale flat to stay in.

I tried applying for the HLE on the HDB website and went through the entire process only to find out that there was an error because she was ineligible as she's a foreigner. I added her as a co-occupant. A few queries:

1. Do I have to wait for her to get LTVP or PR before I can apply for the HLE?
2. She has been working in Malaysia for about 5 years now. Can I use her past 3 months income for the HDB loan assessment together with mine?
3. If I apply for a bank loan for the resale HDB, do I still need to wait for her to get LTVP/PR? Or do we just need to be married?

Hi, I believe your spouse needs to be a PR in order for you and her to apply for a resale flat. Otherwise, a singaporean child will be required alongside the two of you to form a family nucleus and apply for resale flat, assuming she doesn’t have PR yet.

If you are 21 years old or above
Your spouse must have a valid Long Term Visit Pass or Work Pass at the time you submit your application to buy a resale flat. The pass must have a validity period of at least 6 months from the date of issue.


Got this from the HDB website. So no need PR but just need LTVP!

My partner will be going overseas to further studies for one year but sponsored by company.
He will be receiving an allowance lower than his current salary.

I will quit my job and accompany him, will our HLE loan be based on his allowance?

Usually allowance not consider. Have to appeal to hdb saying this is the "salary" during this period? See what they say.

If u asking this, probably means you need to loan higher amount ? In that case why quit your job and go over? The company pay for your allowance also?

Hi wayway84, I can't speak on behalf of HDB whether they can loan you in terms of hle but I can help you check on your bank loan eligibility, as I'm a mortgage advisor with one of Singapore's largest mortgage brokerage firms and we have access to the most competitive rates across 16 banks.

More importantly, have you secured an in-principal approval from the bank? In-principal approval is valid for one month and by securing it with the bank you can hunt for your property with piece of mind :)

I can help you in terms of both calculating your loan eligibility and getting your in-principle approval if you can PM me the following details:
- age, monthly gross income, 2019 NOA, number of years in job, occupation of all loan applicants

Another option you can consider is to look into buying a private property instead. Because HDB is subjected to mortgage servicing ratio at 30%, whereas private property is only subjected to total debt servicing ratio at 60%, meaning you can borrow more by looking at private properties. I've seen some of my clients who are unable to get HDB loan because of MSR or they have to pledge/show quite a bit of funds because they cannot fufill MSR, those that looked into private property find that they can borrow higher quantum at their desired comfort level.

HDB called me to ask tons of questions about this split payment and I am thinking that they only consider the SG salary . Is it possible to “appeal” the application with HDB for their review again?

Hi, I was in almost similar situation when I applied for my BTO few years back. I am working overseas(so is my husband who is a foreigner). I did not contribute to CPF and is not paying any taxes in Singapore due to prolong stay overseas and source of income is not in Singapore.

The approved loan amount was not high for me as 1) i did not have cpf contributions for a number of years 2) I did not have any cash savings in Singapore (singapore bank account 3) I was paying rental and car loan when am overseas 4) the loan was based on my nett spendable amount

All of the factors contributed to the lower loan amount. You may want to try appealing but I believe the authorities may not change their positon unless u can provide additional documents to prove you are cash-sufficient
