Caveats don’t lie.

Of course you can selectively pick out projects that increased prices like martin modern and marina one, but do you show the projects that give discounts to your clients?

It also depends a lot on market conditions. Its not always the case. In fact, its very common for fire sales or buy 1 free 1 car when nearing the deadline to sell.

That is exactly the case between different developers. The responsible ones and those who spoil the pricing for their early birds.

I didn’t say there aren’t developers who offer more discounts later on than compared to launch. But these are also the developers who acquire a bad rep when doing so and it hurts them in their subsequent projects.

All I said was in the case of a kickback, it’s usually an agreement between the agent and his client. The developer won’t include the kickback into the caveated price unless it’s a discount offered by themselves. Hence the difference between a discount and a kickback.

Nope. Just stating points to counter that agents' sales talk.

In fact, I have grown to love that the developers for pricing high. The higher the better, so that those who stay condo are the real rich. Now we have all sort of sinkies living in condo. I think 2.5k psf will be a good minimum price for condo. Lets look forward to that, but not with even smaller units sizes please...

So if some agent saying can give back certain percentage (e.g. say 2%) after sign s&pa, can they do that?

if an agent can tell you that, how does it reflects on himself/herself? Firstly its illegal to offer kickback under CEA rulings for both parties ( the person who gives and the person who receive).. When you take up loan from banks, they ask you to declare if you have receive any 'discounts' for your purchase.. as this will be offset from the purchase price and will affect the loan amount ..

secondly, do you really wana deal with all these unethical agents ? what is more important, for the whole process to go smoothly or that few K or rebate?? bear in mind, you are buying a property tat is at least few hundred Ks and above..

Don't think it is fire sale season yet.

But when one developer succumb to fire sales, more will follow.

When 4 bedders are not selling at all, you know the project is overpriced. Buyers have to resort to squeezing in those 1 to 2 bedders just to fulfil their dream of staying condo, poor things...:( If only they can wait out collectively, then they may be able to afford 3/4 bedder when the fire sales begin.

This project is selling at a huge premium.. Considering the land price they paid. It has alot of features though. And its a huge plot of land. The recent inz saga certainly didn't do them any good. I heard the residents are arranging to go to court with them. It's crazy.

They have only sold less than 50% after more than a year. Looks like potential buyers can be patient and wait for more deeper discounts

Many people I know won't ever buy from a China developer.
