You got it bro, as of now that’s my game plan as a single buyer. Upgrade in terms of location or size. I don’t work in CBD and every few years I will change my office hence stay anywhere in SG also can.

Marriage is not in the plan. Benefited a lot from this forum and I have no regret knowing all of you here. For now, will still keep track of market sentiments and going to new launches showflat. Will share views as well.

Bro, seems like you're very knowledgeable about properties so I wanna get your opinion about what property you would get if you were in my shoes. I've read a fair bit of posts here and blog posts from various sites such as 99.co, but it's really information overload.


Some basic info about myself:

  • Single, 30yo sinkie male. No plans to get married in the next 2 years, but want to settle down and have a kid before 35.
  • Earning about 110-120k per annum (incl. bonus but excluding employer CPF portion)
  • Cash & cash equivalent: 250k
  • CPF OA: 80k
  • Debt: 0
  • No car/car loan

I'm currently thinking of getting properties with the following characteristics:
  • About 600-700k budget
  • Minimum 2 BR, which can be either
  • New launch PC
  • MOP EC from 2014-2015
  • Resale PC

With these in mind, what would be your recommendation and why?

What would be a reasonable budget for a 2BR then? I don't need it to be in CCR or even RCR. OCR also can.

If you are looking for a new 2 bdroom OCR condo then budget wise at least 900k. For resale maybe 800k at least but it would be newly MOP EC. That’s my guesstimate

Hey buddy. 600-700k range can’t get anymore in the market. Average in Outer core region of SG 2 bedder if with 2 toilet we looking at 900k for new launch up. From your income if based on basic is like $8000- annual $96k (taking away your bonus first so as to be prudence and not over loan). You can loan around $1.068m for next 30 yrs

Of cos my experience to really buy a property anyone can buy. Regardless new launch, resale or even hdb. Most people look on entry but for me, I always look at what if I need to exit one day and retirement also. Where is the market going as now quite high? Of cos still have some good deals out there based on different
region, different developer(local or China ) and individual breakdown of unit size available (unit selection) where some of the favorite stacks,developer had increase price. 😅

Anyway I just happen to chance upon your post.

The Florence is definitely out of my list. Went to see the showflat and am not impressed at all.

Affinity
1bed and study seems nice cos the study size is practical and functional. Price is also ok.
Cons is the Serangoon North line will be ready in 2029.

Jadescape
1bed or 1bed with study 527 sqft, big size Master for sure.
Near marymount mrt.
Near good shools.

Caveat updated. 1-21 Jan > 48 units sold.
Up to date, 69 out of 236 1/1+Study unit sold.

The M 1+S layout is weird. Master bedroom seems small with no wardrobe space, where the wardrobe is at the toilet area base on the floor plan. The study space seems a small space carved too. Can take a look at the floor plan under the M thread.

And the plus point i heard that the surroundings are landed houses. So that gives the 'private feel' comparing to other PCs like The Tapestry.

the Tapestry, dont know good buy or not sia.. but looking at it, not attractive at all.

Hi Mona, I noticed that you mentioned Jadescape’s landed house surroundings a few times. I am not familiar with the area but I remember it to be opposite rather old looking HDBs when I drove past it once. Google maps just confirmed that on Shunfu Rd.

Tapestry on the other hand is among a cluster of private condos. Not saying it matters but just something I noticed.

One side of Jadescape has the cluster of private property, the other faces the Hdb, at the immediate right of Jadescape is also a cluster of private properties.

700k... The budget only can buy 1br new launch

What would be the pros / cons to each option?

I personally would prefer resale P.C. over newly MOP EC, as I feel that a newly MOP EC still bears the status of an EC, unless the location of that particular EC is v much comparable to that of its PC counterparts such as Esparina Residences or Brownstown when it MOP.

The pros and cons to each option are aplenty, just a few pointers

New P.C.
Pros
- brand new finishing and up to date architecture
- buyers enter at similar price point
- one year warranty period for unit appliances
- choice units (higher floors or better facings available)

Cons
- higher psf and smaller units
- longer wait time till TOP (3-5 years)

Resale P.C.
Pros
- lower psf usually, bigger units (which may also mean higher quantum)
- immediate occupancy and move in
- what you see is what you get

Cons
- dated architecture and facilities

Problem is the budget. Even slightly older condo may not meet your budget because the size bigger so even with lower psf the quantum will be same.

I do know some older EC u be able to get a 3br for like 900+k so maybe a 2br can around that price range, maybe u can look around yew tew or Bukit batok area

I wouldnt choose tapestry as there are a whole row of condo to compete with. Maybe treasure is better since it is cheaper and also less competition but then its design not so nice comparatively.

Js has very good location and affinity has higher future potential.

Tapestry I can get a 2bedder unit vs JS 1 bedder vs Affinity 1 bedder study.

Any takeaways on Tapestry?

CDL, China developer and Oxley. I think between the 3 which is better developer is pretty obvious, haha

I'm really not sure about 1br resale market to be honest, I feel majority of 1br buyers are flippers . Even 2 br resale market is also limited I feel, again is targeted at investors

I thought u buying own stay one?
