I wouldn’t go for the 1 bedder. Quantum on the high side for it.
What’s the price range for the 2b2b? Guess you’re looking at that

Went today.

2 bedder large low floor. Or super high floor

1 bedder slightly more choices...

Didn't feel super attracted.

Heard price increasing in 2 days. Like 2%?

Expensive bro. Jadescape “my first love” the 2b2bath 764sqf should be above 1.3m minimally to above 1.4m now.

I’m surprised the 1bedder doesn’t move, maybe because a lot who buy into Jadescape do so for own stay.

I think quantum still OK but all not good floors or stack. Too much compromise for the price I need to outlay.

Is like u can be facing pillars of the elevated facilities etc or gym or pavilion also taller then Ur unit kind.

Jadescape is a nice development (in fact I would rate it above Penrose) good location too, but I think too expensive now

1.7k to 1.8k psf ish I feel still OK for the 2 bedders.

I went WLR followed by jadescape maybe that's why I feel jadescape price is ok lol.

The wlr 2 bedder size is like the jadescape 1 bedder (which the agent demo that there is potential for partitioning into 1 more room....) 500 sq feet plus for both


But I can't accept low floors for 2 bedder nor 1 bedder at those quantum...

Too bad late to the games by a few months haha. Have to wait for clavon and ryse to see see look look.

WLR is an integrated development, correct? A higher price tag is expected.

After Penrose, Clavon is one development to look at. I am also waiting.

Clavon likely one to look out for, guessing starting from low 15xxpsf...

P.s most owners still under the old 4 years SSD which ends early 2021.

Since TOP till date:
> 5 subsale transacted at $14xx-17xxpsf.
> Of which 1 2b2b transacted at $1.23mil ($1731psf)

So far on property guru, 20 sales listings. Asking price $16xx-$19xxpsf.
2b1b asking from $1.17m
2b2b asking from $1.28m
Low $15xx psf for a 2 bedder will be good. Possible?

Seems highly possible. 788 psf ppr land bid price, + 500 psf construction cost & marketing cost * 1.2 for Developer Profit shows to be 1479 psf. Not sure how zhun this formula is but 15xx psf seems like a safe bet

Thanks. Hope UOL will take some cues from Penrose’s pricing strategy, which translated to a fantastic sales volume.

Developer breakeven should be 13xxpsf~ ba :)
788psf + 300psf for construction cost + 200-250psf for other cost such as marketing, taxes, legal, admin, finance, etc so abt 1288psf-1338psf~ and then add a little bit of psf to breakeven is abt 1300psf-1350psf. If 20% profit, average psf of development would be abt 1600psf with lowest psf most likely starting from low 15xxpsf

Stack 31. Level 19 at 1.355m around 1770 psf can hoot?

I was considering as well! But at that price can get a 2b1b at ASR also... wondering which makes more sense...

Avenue South Residences (ASR) compared to Jadescape if both equal I choose Jadescape.

ASR is riding on this GSW hype that by the time it materialize, there should be other alternatives in the market at similar price point. ASR area has other FH condo in Spottiswoode area nearer proximity to CBD and walking distance to mrt on similar price point. ASR is also not within a 9 mins walk to Mrt (think advertised as so) but based on map (easily more than 15 mins it seems).

If u see from sales figures ASR is moving very slowly compared to Jadescape think only 10 sold in Sept vs Jadescape 52 sold based on URA caveat.

ASR is riskier in terms of investment potential compared to Jadescape. In terms of liveability, Jadescape is also better imo.
