How is your Horizon Hills rental? How much is your asking price? I heard many units there renting out. Just go below market asking price, sure can rent out very fast. And listen to your agent. They know what price easy to rent out. That was how I rented out mine very fast, after I listened to them...before that was very slow with a few viewers but no takers...

That side many singaporeans and Singapore PR owners, many not staying inside. Waiting for another wave to bring price up.

Malaysians middle class suffering from high inflation, must be understanding...some more young couple with newborn baby...

I was very happy they had a baby there. Cause after I bought the house then I was told there was a death of an old lady there. So the newborn kinda chased away the "badluck". Hope they have more babies there...

No, it was a resale house, about 10 years old. I prefer to buy what I can see ie already completed building, rather than off the plan, just in case, developer run road...

Since market is now very soft you have 2 choices.

1) get a REALLY good agent to solve your vacancy issues - in addition to adjusting expectations

Be prepared for all kinds of requests. Mistresses/use the place as a gaming room/any weird requests

2) do airbnb. If you are stationed in SG - get a relative/acquaintance to manage it for you. Get a cleaning lady to do the clean ups every time a tenant cease staying.

We rented our semiD out at only rm2500 for 2 years to a young Malaysian Chinese couple. And renewed it at rm1800 for another 2 years cause they could not afford more as they had a baby while renting the first 2 years. They were good tenants so we kept them and they also agreed to help us pay our monthly maintenance for us about Rm180 a month. We later had enquiries with higher Budget of rm3000 for a group of Beauticians company lease.

1800 per month for a home that cost more that 1 mil is very little.

Yeah, I know. Kinda spoil market for my estate but we don't have time to keep entertaining viewers cause we usually would like to see our potential tenants. Just need someone to take care of the house for us.
One agent also quoted us rm1800-2500 and we saw someone already advertised for rm1800 so we went along with that. We bought it for rm950k, less than a mil in 2013.

Anyone got lobang for good agents? Exploring option 2. Met this sporean based in jb doing airbnb. But dunno if his rates are reasonable. Wants me to come up with S$10k to furnish my new meridin apt. Then say he will rent it out on airbnb for me at RM200-300 and he takes 30% cut. Anyone knows if these rates are ok?

Johor properties can never be considered as an investment property any more.The government is not keen for people to buy an investment property but they are looking for people to 'buy and stay'. A perfect vacation or retirement home maybe.

My suggestions is weigh your options. Have you paid up for the properties ?. If yes, than you do not have to worry. If you have not, please relook at your cashflow.

If you do not have any intentions of staying there, I am sorry to say, please sell and move on, which is also going to be an uphill task. Developers are continue to built more regardless of people buying it.

It is good that you realize early that, buying a property in JB for rental yield is not going to be an viable option.

Cool, that is what is happening at Danga Bay....
Lets see.It is good singaporeans found out early.

It is sad to see how short term view of johor is going to be a disaster. A huge potential market in healthcare is something they fail to focus. If they could focus on building quality hospitals, I will pack my bag immediately.

Many Tom & Dick residential developers are setting up 'medical centers' in Iskandar when they have no where to run .

Few Malaysians could afford those / esp when their govt hospitals charge a few RM .

Singaporeans using Medisave / subsidised class locally are not too bad.

A few try-to-act-cool / can't afford private Singaporeans would run over for treatments.

I meant if the quality is good or comparable, and can use medisave, Why not ?.
I have to agree, some are there really to pull money with ridiculous packages. I have seen one RM15k health checkup. I am not sure, what are they checking.

Some low risk persons would be exposed to unnecessary radiation & potential allergies .
