Jcube - Starting a retail shop

Hi everyone,

I have a friend that is letting go his shop at Jcube. The rental is around $13k for 400psf. I am interested but with the newly opened JEM and soon Westgate and BIG BOX, is it still advisable to open a retail shop at Jcube? Plus the bus interchange will be shifted further away from Jcube.

When you cannot make the call with all your information, what can we advise base on the rental?

What do you think your business can generate in revenue there? What are the other costs? When does it take to breakeven? Make a call when you are sure of all these.

Any direct competitor? If yes, are they in the same mall, or in the next 2 coming up?

Any clause that you can be the only trade there? (though not quite possible)

Then more planning of what if, what if and what if.

It depends on what you are selling. Rental at town can range from $1X psf vis-a-vis your $32.5psf.

Hard to advise.

Besides what Kebinu mentioned, you should also ask about the contracting period, and if there's any profit-sharing with Jcube etc.

Right now my main concern is the traffic flow in 8-12months time. I am worried that the crowd at Jcube might die down due to the 3 shopping malls at the other side of Jurong east mrt.

Jcube side have ice skating, CPF building and the market centre. It's like Tampines area. 3 shopping malls and only Tampines Mall having the most crowd. Century square and Tampines one crowd is so so only.

Or maybe i should look into Jurong point? Hmmm....

Hi Chopra,

Yes, there is a profit sharing of 1-3% of the monthly sales. Only concern is crowd crowd crowd. The crowd now at Jcube is consider healthy. But who knows what will happen 8-12months later...

JEM Not at this moment. Why i chose Jcube because i can re-use 80% of my friend existing reno and he charging me for a small fee only. ^^

Crowd at a shopping mall is only one part of the equation to making profits. There are many unknowns still in the equation.

Example of an unknown, what is the percentage of the crowd going into the mall actually buying something? Camp outside Mustafa for a few hours and observe what is the percentage of shoppers leaving the mall with a shopping bag. Now, camp outside City Square Mall for a few hours and observe what is the percentage of shoppers leaving the mall with a shopping bag.

There are also many unknowns around your new trade which only you yourself can decipher, like cashflow, barriers to entry, etc.

I think i need to camp at Jcube for 1 weekday and 1 weekend to experience the type of crowd and their spending power at the shops.

Yes, it's good to do your own research.

Weekend is pretty empty from the few visits there this year.

I went yesterday night, the crowd was so-so. I went to recce and chat with few different shop sales assistants, they mention initially when JEM open, jcube crowd was deeply affected but recently, the Jcube crowd resumes back to normal. Maybe JEM too atas for school kids. And during school holidays, there are more teenagers crowd due to the ice skating.

My items 80% targeting on school kids/teenagers. ^^

Will recce again this weekend!

Rental cost in sg is e killer of most small time merchant. Unless u r from big corporation, sooner or later will uplorry.

Only few individual survive.

20k/30=660 per day. I think you need 1k sales everyday to cover 1k sales not easy

I visit Jcube quite often, and i say level 2 is "OK" not that fantastic.

Therefore, gonna really depends what you sell/services.

The "BEST" crowd at my area (Jurong west), will only be Jurong Point, second would be IMM with free parking.

i personally think it depends on your biz' target market.

Based on my layman observation, f&b and retail targeting teens will do fine at jcube.
