Okie. Yes, I found it on the site plan. I didn't even notice such details until you pointed it out. Hence... thank you again! :angel: learning a lot from you guys. No wonder my agent said I didn't ask a lot. lol.

Haha, tats why very important for the agent to help u select the right unit..and doesnt mean the most expensive unit is the best unit hor..

Also, thank you for sharing that! :s13: Kopar got 23 floors.

For your reference on which are the better units, have been watching videos by this agent, pretty informative, for one bedroom he recommended stack 5 same as bro 1993newbie

i've set my personal limit for $2,400 psf for stack 13, floors 4-6.

even at $2,400 i think i need to give it some serious thought as parents are funding partially.

if above $2,400 i think i will give it a miss.

my view is that newton is quite a saturated area - and while it is no doubt close to town and overall evokes a sense of residential coziness, i dont think there's much potential for growth from a $psf angle.

if i want to target a 10% capital appreciation to sell, i dont see kopar selling out at $2,650 and above in the near future.

just my humble 2cents.

Stack 5? I am aiming 1BR btw. ~$2,200 would be ideal. That’s abt $1.15m. Tbh not looking to overpay also... maybe ppl will laugh at me for being stingy but I rather be conservative with my upper limit and see how it goes, rather than have a higher ceiling and get buyer’s remorse... :eek:

From a capital appreciation pov, stack 4 and 6 would likely be better, as illustrated in the video link.

If someone can do an analysis of nearby <10yo resale condos, that would be great. Then it would be clearer if 2,400psf is fair.

That said, i'm just saying its a personal upper limit. Just because its within the limit doesnt mean its a go-ahead for me..

i'm still not convinced for much of a further price appreciation if its at $2,400 psf.

also the accessibility to newton MRT is quite a turn-off, even though the proximity to the MRT seems to be overly marketed in this Kopar project....

HAHA no. I'm in finance.

Also, given the guidance is already at S$2,176 for a 2BR+2 - i'm sure that will be at the most undesirable stack and on the most undesirable floor.

Given that there are 4 stacks with a 2BR+2 layout, by time it reaches stack 13 i think i'm sadly confident that it wont be at $22xx psf levels

If based on your preference, 4th floor will likely be below $2400 psf. 4th level is little difference from 2nd or 3rd in terms of pricing. In fact, many people avoid 4th floor esp Chinese.

Imagine #04-13 (lousy numbers for both on Asian-Western angle) maybe should give big discount!! haha

I received a promo for some units at Fourth Avenue... #04-44. Ummmmm...
