Q - Backing out after ballot/confirming means that they will lose 1.25%?

from what I understand yes. I'm guessing the OTP document would have come into binding force from yesterday.

wah Kopar earned nearly SGD 60-80k from cancellation fees!

I won’t be surprised to see there will be some drop out later in the whole Singapore new launch. Especially those reissue option for long period.
Now is just the beginning of recession.

i just thought that people will consider long and hard before they say that 'yes' to their agent...

so painful to waste money on forfeiting 1.25% !

this is just a curious even if ridiculous question:

if ppl give cheque sign OTP then want the cheque to bounce, can they withdraw all the funds out from the bank acc?



not that i'm contemplating such shady practice..

bounced cheque is it a criminal/civil offence?:s22::s22:

Got contract one le, later developer send lawyer after u for the penalty charge

the bouncing of the cheque itself is not a criminal offence, but withdrawal after OTP is probably a violation of contract, so the necessary dues have to be paid.

From my understanding.

One can actually be criminally liable for the issuance of a bounced cheque if the other party can prove that you have the intention to cheat or intentionally dishonor it. In such circumstances, I believe the developer would notify your law firm to ask for another cheque from you and if you issue another bounced cheque, the more extreme form is that the action could be taken you.

I don’t think anyone who could make a big ticket item purchase, would resort to such tactics though, it is also a case of losing his or her own reputation. He or she if does not wish to proceed would likely pay the penalty of 1.25% of the booking fee.

agreed. it was just a frivolous question. i doubt anyone would resort to such an untoward step.


wonder hows the sales today?

i know a few sales today were from units who backed out haha

actually i looked back at the units and realised the 2br+2bath were actually going at 21xx psf (stack 3)

now on hindsight these were really quite good value

Yes, those were the low-floor units facing the roof of the entrance.

If you're renting out, then it's fairly good value

If you're staying in it, then it feels kinda sad that you've worked hard to pay $1.4m for such a "view" :vijayadmin:

That’s why suggested go for 11-03 if still available
PSF wise is lower than 17

Wonder what’s the sales figure after day 2

didn’t move much actually. In fact some stacks saw pull-outs so the total number of sales could have actually dropped.

Day 1: 77
Day 2: 77-80

But if you look back, $1.4m would not be able to get u a new launch 2bd 2bath CCR in Newton no less, when our economy is good or back in 2018.

$1.4m could only get a RCR 2bd2bath unit with a good view maybe. That’s the diff.

You're right that $1.4m is probably one of the cheapest tickets into CCR new launch. The investment thesis would have been widely discussed earlier already

I was more commenting from an own-stay perspective. Low-floor balconies peering into carpark entrances are a no-no, but I'm sure there will be "car lovers" out there just to own a D9 address

Haha you are right too! Just like how some ppl would buy off season pradas, there would be those who look to buy into the prestige of a CCR condo even if it’s on a low floor.

I don’t anyhow flame anyone :)

Just giving my two cents that 21xxpsf is a steal, from an investment perspective.
