Even those mega projects launched in 2018/2019 are picking up in sales
1) jadescape 60%
2) Parc Esta 83%
3 affinity 67%
4) riverfront 86%
5) Stirling 76%
6) even treasure is near 50% sold

Have been observing property trend for past 15 years already, damn resilient.

Parc Esta, Riverfront and Stirling sold very well since the start.

In fact, I see the one that is picking up in sales momentum now to be Jadescape- it has sold very well in recent months.

Tbh, there’s no need to talk up property at all. Already 3 colleagues around me has recently just bought their first property despite the current situation.

with the exception of pullman, it seems that most of the other condos near Kopar are priced quite attractively

Even Park Infinia @ Wee Nam which is FH is selling at around S$2k psf..

really tough to ascertain the fair value of Kopar!

It’s easy to explain this phenomenal based on the below article, in fact I reckon the avg psf achieve at Kopar to be $23xxpsf.

But I also scared I may miss the boat if a good priced property came by and I miss it. Lol :D

2020 could end up to be the best year to buy with the cooling measure, the pandemic, the lower interest rate, the larger supply.

One thing I guess is after all these black swan events are stablized, no more such prices.
Honestly, most pple not in the mood in buying now. My logical sense also reminds myself to keep more cash during this period.
Those who dare to buy now are mainly the pple holding on an iron rice bowl job with substantial savings, tapping on the fact that reasonable entry price for some good location projects plus Low interest rate.

Haha OK let's hope so. I feel that after this covid issue ends, you can see a sudden surge in price.

What can be worst than now? Most countries are locking down due to pandemic widespread. Stocks, REITs, etf, all Lao Sai.
Even 1998 economy crisis, 2003 SARS, 2008 lehman crisis, 2014-2016 property lull period due to chains of CMs all add up also no fight.
If now is the worst, what can be the worst in the coming months or years?
When everything stablized, u can imagine how price will be like again.

i am eyeing the 2BR deluxe with some "parent sponsorship"

given parent sponsorship means they must also like the project.

am going down on wednesday with them..


think i'm looking at it for rental purpose, although i like newton for the residential feel.

agree that proximity to newton MRT is not the same as accessibility..and also wondering how premium stack 13 will be priced

The keyword is “mega”, which lead us to think of “oversupply” situation.
But surprisingly, their sales figures not as bad as i had initially thought.

Usually HDB upgraders will compare new launch EC projects with these mega projects like Treasure/Florence/Riverfront/Affinity.

Whenever an EC is launch, i see an uptick in transactions in these mega projects.

The keyword about these projects is not about good or bad buys.
The keyword is “mega”, which lead us to think of “oversupply” situation.
But surprisingly, their sales figures not as bad as i had initially thought.

The developers must have already calculated the demands before bidding for the places. I personally think these mega projects are OK, at least maintenance fee is low with more facilities is sth attractive to many.

Affinity may not be in that bracket given it’s psf terms is about 16xxpsf, but I would believe buyers of new EC OLA esp to consider turning to Treasures or Riverfront given that it’s psf terms is very close.

The prices quoted by the agents are supposedly already at the discounted price, only nearer or on ballot day would you get to see the full price list.

looking at stack 13.. hopefully wont be too steeply priced up from.. although im not too hopeful given its good pool view and away from the noise from bukit timah road

Good stacks always come with a premium, do not be too hopeful it will be in 2.1-2.2kpsf range.
Even if so, what are your chances of getting it as everyone would compete with u for the same stack. Just go with an open mind, shortlist a few units and set a benchmark/Budget for each of your shortlisted units.
If price exceed your expectation, just walk away calmly and wait for next project. Don’t be manipulated by the buying frenzy at SF.

If buy for rental, work out the gross and net rental yield, study the nearby project rental price and volume.
