How big is the Lentor mall?

consider small?

only 96000 sqft

even slightly smaller than Canberra plaza

Just need to place yourself in lens of buyer, if one is shopping around Lentor, what will entice you to pay a premium to stay LM compared to the condo next to it thats cheaper, newer across the road. I can only think of convenience, layout or end finishing

Convenience, nearer to MRT & shops just downstairs.

Plus unblocked views for the units facing northwards.

Very enticing for those who don’t drive and rely on MRT as their only means of transport

It is worrying. And feeling depress. Why did I buy and not wait for other development.

What would you have bought? New launch prices seem to have only increased over the years

Don't depress lah, bought alr, just hope for the best and plan ahead

hard to lose money if you hold long term. Lentor must hold longer term to let the entire precinct play out. This plot has sufficient usp over other plots and is the signature “modern” series by Guoco.

Don’t be depressed. Enjoy it when it is ready and don’t need to keep up with the daily news/noise. YouTubers and agents now use the Lentor gardens plot to swing buyers to current projects. Later you may see them flip prata lol. Fast forward to 2024, will they be any plot cheaper than Lentor gardens? What is considered “lousy” in 2023 May become the best buy in 2024. The other ocr plot won is by far east at Hillview and I suspect that will be launched above 2k psf too. Would buyers rather buy a new estate or into an old estate at Hillview assuming similar price? Time will tell. Both are private condo enclaves.

Lentor gardens plot also subject to new harmonisation rules so maybe see the land price not very fair also. Regarding 1 bidder for that plot, who dare fight GLL? GLL is under Hong Leong which owns Cdl, GLL, Tid and is also a developer. Collectively they probably responsible for the largest % of all condos built in sg as developers. Who dare fight them if they alr won most of the plots?

now absd also increased for enbloc, developers likely go for GLS to restock their land banks. So 2H GLS will be exciting and more telling for the future launch prices. And lest you forgot, Lentor modern site was hotly contested by many developers.

Anyway, very very safe if you got it sub 2k psf as some bros pointed out. How much do you think subsequent plots can sell at? 1.5k psf? I don’t think so man. Lowest also 1.7k psf imo if that’s even possible so if you got sub 2k psf for the star product in the Lentor precinct it’s very safe la.

so don’t be depressed. Buy alr must have conviction lol. Botany also got some hit 2.3k psf alr and it’s also an area with many condo plots… Have more faith in Lentor modern!

btw developer increasing price Tmr for Lentor modern lol

Guoco end product very on point one, and most of their projects end up profitable, if that's any comfort.

Just need to wait for guoco to play master developer role and develop entire township.

Here people like to tcss including me, you see online guru whacked Ki residences, Avenue south residences, dairy farm residences etc and all turned out fine

Important thing is bought liao, don't self doubt

Yeah everyone whack asr, ki, dairy farm, midwood.

I bet midwood 4 bedder will be one of the most profitable once hit subsale. Asr and ki also very profitable despite so much negativity.

All these dark horse often can outperform the most popular launches lol

Yah Midwood and Normanton Park no subsale yet so can't comment, but the rest like Ki, ASR, DFR, LINQ, Daintree, Florence, Tre Ver etc all did so well.

Won't be surprised if midwood, NP, end up profitable too because we are in next property cycle with new floor, and midwood still got Far East to push up their price with Hillview rise GLS at $2k-2.2k psf.

Many laughed and criticised LM. If I recall correctly, some bought at only $1900 psf for larger 3 bedroom unit. If I could wait for TOP, I would buy as the MRT is integrated and most importantly the line goes direct to Orchard Ion! For primary residence, this area is excellent. All surrounding devts are new condo and landed; going to be an exclusive enclave.

If new devts are selling cheaper than LM, it is going to be a no brainer with a time frame of 10 years. Going to be an atas enclave. Air seems fresher there.

1900psf for 3 bedroom is good price. I think its whether able to get it or not mainly…

Got someone posted $1850+ psf and mentioned mid floor. The larger 3 bedroom type. If I recall, quantum slightly above $2 mil. Integrated MRT & Mall and can have bragging right of staying in the most prestigious devt in Lentor 😋😋😋

1900psf is a good price for Lentor Modern, considering it is the best plot in the area. it was >80% sold on launch day, reflecting how buyers felt that it was attractively priced.

It is the best on paper, except that it is not one Km to St Nic. Everything else shines.
