Not referring to you but to those 99LH haters.No idea, but this project is very nice.
They have many different layouts, the deluxe layout common room sizes are more than 10sqm, in the market now, most common rooms size are 8.3-8.7sqm. This project will attract D15 lovers and people who seek healthy lifestyle. Just drag your bike across the road to katong park mrt, got one underpass, can cycle to ECP X Barrage X MBS etc liao
They also have concierge services.
The only drawback from the haters will be : 99 year lease, in a freehold area.
The LH dilemma of a resale buyer who looks at the vicinity and think about an exit for the 3rd buyer is surreal.Not referring to you but to those 99LH haters.
What’s wrong with being LH in an FH enclave ? At the end of the day, this Katong Park got enbloc but not those surrounding FH Meyer condos.
Going forward, this LH Liv@MB might enjoy better rental yield than those surrounding FH apartments too !
The most important thing is whether your property is in a desirable location, not how many FH vs LH in that vicinity. I just visited the SF this evening. I feel that this project’s layout and fitting is better than Amber Park. Maybe it’s the ID is my liking.Pricing released. ~2.2k psf. Seems about right. The 4br pricing almost on par to Amber Park launch price.

From now onwards everything will be benchmarked to that damn AMK and Lentor sites to be launched above 2k psf. The common phrase among Agents nowafays is "If AMK and Lentor can launch at 2K then why not xxx at yyy psf."
We can hope for a respite only if PG or LiV launch is underwhelming which is Unlikely.
There is more chance for AMK and Lentor launch turning out to be underwhelming. The Global environment could worsen some more.
