I heard library no need pay rent. Govt give extra space, but it'll still eat into the rentable space right?

but lets say if they really dont need to pay rent, their staff need to eat and would probably eat in the same shopping center food court or restaurants!

the library also attract family crowds and bring traffic to the mall ! especially familees with young children with kiasu parents and send them for "brain-opening" classes in the same mall!

basically it is still a good deal for some malls even if the library is not going to pay any rent, because the traffic and crowd it attracts can help greatly in many other areas!

There is a gov rule regarding adding public facilities, this allowed vivo to increase nla/gfa. Hence if im not wrong, this allowed b1 extension to happen

I cant rmb the name off hand and im on mobile.

If the B1 expansion was indeed allowed to compensate the space given to the library, then the expected increased in traffic (due to library) will be without lost of fix income from rent. That's good.

Just sit still and collect handsome DPU. This is my biggest REIT and it has a bright future. The southern corridor will boom even more with big developments on URA’s drawing board.

today the reit announced small increase in DPU……….the best is yet to be for this reit…….just sit on my hands to enjoy the magic of the management team.

i share this guy's views. valuations a bit too lofty as the price passed 1.80, not sure if its justified.

foot traffic at vivo feels a bit lower as there is no more Giant. impact on NPI could be partly offset by the opening of the library, but i suspect families who need to buy groceries may take their dollars elsewhere for the time being.

not clear if Fairprice will open in early or late 3Q, nonetheless I expect some weakness in vivo's foot traffic thru 1H2019.

there is also a good point raised by another financial blogger about the *potential* shift of PSA from PSA building to its new HQ sometime in 2020...

Seems like MCT is at an all time high at 2.05ish...
Bought at IPO 0.87 but only got 3000 units...

Feel like selling an reinvesting, anyone got suggestions on where to put my money?

Yes, no need to pay rent. The main benefit to MCT is not only the likelihood of repeat visits, which has spill over benefits to the rest of the retailers in the mall, but also this idea of bonus GFA.

The max Gross Floor Area is decided by URA rules, but if a mall is willing to accommodate building a public library in this case, they are allowed to gain a bonus GFA over and above the max.

MCT used this bonus GFA to expand one of their basements, according to their latest annual report.
