Sembawang the fengshui not good.
From what I hear, near the park and beach, the place there 'dirty'.
That place got many people throw 'unwanted things'.

Last time Bishan also haunted but look now, heard some parts in orchard also haunted, bedok reservoir esp haunted too but look at properties there still selling leh.:s22:

unless got situations like the exorcist appear I think when we live in such a small dot we can't really complain la.

Oic wish you good luck but from what I see so far from previous BTO mostly those dropout are chinese so you might can get a good unit since your number is not so far away.

the empty plot of land...

the expressway (stood a while there... find the noise bearable until i went to a nearby block 403... at 11 floor... the noise is quite loud. but no choice i rather trade unblock view with noise+dust)

View from block 403

my target... Blk 561B , unit 1173, else 1157 or 1159

else can't get good higher floors for Blk 561B, will choose Blk 561A unit 1147 or 1145

those who wanna get Blk 561B, take note that there is a dustbin compound on the left near unit 1131 and 1133, 2nd-3rd floor will suffer the stench.
Bro, think carefully and take your time to think too.

once buy, you will stuck with your unit for at least 5 years before you can change wor.

ermm this is my first time applying :D

the no of applicants for this JW project is not very high... 570 applicants for 238 units (4rm)... so based on this i already got at least near 50% chance... the rest is luck already.

my parents not staying near... i not qualified for AHG... although i apply for HDB loan.

no worries... cos my current house (parents)... also beside the road (west coast highway)... and at 6th floor. so somehow i am used to road noises.

think of another way.... if its non peak period (late at night), it should be dead silence since lesser cars are expected to use the expressway. shouldn't be that bad.

Why did you create facebook group for all the BTOs? Which BTO are you under?

Future residents prefer to set up facebook group with members who own a flat and not just some outsider who set up the group who might be a contractor or ID... this was the same thing that happened in the Jan BTO where the same person created many facebook groups for different BTOs and once the residents found out, they left the group and created their own closed group.

Thank you for the correction.. :D

And yes, seen that media box over at my frens place before..Exactly what i told him when setting up his home network. Wonder how he did it eventually as i haven visited his home yet..

Simple. TP install beside the mediabox. Not enough space for the TP to be inside it. So naturally, ONT will be beside the TP. Then ONT 1 line into the mediabox. There is a LAN line from Mediabox all the way to the TV console area, embedded in the walls, prelaid by HDB during the construction period.

Over at the Internet outlet at the console area, 1 line into the router cum modem. Bingo. Most strategic place for wifi router. If want each room to be connected via LAN line,

a) If not taking HDB tiles and doing your own, lay 3 Lan lines, 1 for each room under the tiles.

b) If choose the HDB tiles, can run via the false ceiling / L Box, assuming all 3 rooms and LR have it.

c) Another alternative is ,use Homeplug.

Thanks dude for the information.

How long did you took to do your renovation? Did you opt for the optional component scheme mah? or you get your own contractor to do the tiles etc.

Took about 1 mth. Simple reno, half my cost is carpentry works . Chose optional components as during 2008, such costs were still reasonable. After 2009, optional components cost are ridiculous . At present cost, no way man. Kill people set fire costs for the optional items now.

Regretted taking HDB tiles. Anyway probably going to revamp my flooring after another 2 yrs.

actually i am v tempted to get my own tiles... like marble those..

but worried wil be expensive like hell esp 5 years down the road..inflation..the prices of tiles sure increase...

sad! =( dont like the feeling of being 'chopped'

Marble flooring for just the living room for 4-rm will cost around 10k. Marble is a porous material, meaning it will absorb or " discharge" some moisture. Good and bad. Will require more care during cleaning, eg, I doubt you will want to use robotic vacuum or robotic mop for marble flooring.

why? HDB tiles not good?

HDB tiles are those cheap $3 per tile type. As current price, it is a rip off. Back in 2008 during my selection, the cost is still not too far off market price.

Over 1 yr, the grout between the tiles turned dark, and worksmanship are not good. Mass laid by the main contractor workers, who are most likely PRC. Whereas for reputable Renovation contractors / ID, good tile layers are usually malaysians. Same theory for carpentry works. Compared the PRC and malaysian tiler and carpentry, the workmanship is no horse run.

Of course, some ID / contractors will use PRC teams to pass off.

That's what i told my fren also..But his fibre point probably nt up yet..But apparently for newer BTO, the TP should be there by the time the key is ready according to IDA new requirement for new residential/commercial buildings..

Already planning the A route and probably 2 wifi spot..If not would be using network switch..Still early to plan also..Wait till get the layout then decide.
