im not totally sure who is selling such small board though...but u can check on zotac or asrock??? (sorry cant rmb the brand and model) but its a mini-STX.

I think its an excellent board.
power efficient (120W) should be enough for i7 with RAM and network.
space saving.

Juz buy from Amazon or Newegg or Taobao ...I don't tink local distros and SLS shops will sell them as not much ppl will buy them at all...

What about cpu?

Yup no warranty for MOBO from Local Distro.
Those 2 above doesn't comes with CPU.
You can either buy your CPU from Amazon or from local Distro.

Do note you need to pay 7% GST for order over SGD400 which Amazon will auto calculate for you.

seen some videos using Pico PSU.
the idea seems cool.

As low litre as possible then you have to go Mini-PC then.
Intel NUC.
Gigabyte BRIX
MSI Cubi

Above are some example.
But they use Laptop Low Power CPU and you need to DIY RAM, HDD and OS.
