Comparing Myra to Park Colonial at $21xxpsf, Myra appears a more tantalizing option. One station closer to Dhoby Ghaut MRT and FH status!

actually Park Col is 1 min closer to MRT station so ParkCol should be at higher psf price. if same price i think more people would go to buy Park Col instead. that's why i say MYRA sales not doing well

the only Good primary school is Hong Wen at boon keng so it's outside 1km for both projects already.
ParkCol has Cedar girls within 1km but it's primary school is not famous lor

For a boutique development, maintenance fees seem reasonable. But gym is open concept...

Boutique development is something I.wont touch. Very difficult to sell in the future.

Maintenance fee might be low now, but long run hard to maintain the development in good shape.

These dev after a while to save cost might even remove security guards.

I thought there was speculations previously that Myra would launch cheap at 18xxpsf.. looks like it was all a marketing gimmick.

Launch during recovery, dev just wack. Those ppl who buy penrose, got a good deal. Penrose launch during covid period when vaccine news not out. Good news is penrose price didn't increase much yet so still can buy. But bad news is now left bigger size units

Agreed, ppl buy boutique usually for exclusivity. But upper Serangoon how to be exclusive 😂 Worst still, its price a benchmark for Potong pasir with it adding nothing to the table.

My friend who lives in potong pasir for his entire life...said that those condos in that corner are usually rented to 'women'. Their workplace is not too far off too.

Dont know how true. haha
