Developers can push it up and so can they bring it down... (certain recent land bids have been subdued)

It is very easy for prices to come down... Weak economic growth and massive layoffs or hike in interest rates can easily lead to many defaulting on their loans.

Our dear US president Mr Trump who is pressuring the fed to hold rates low may well be gone next year.

Further into the future, we are likely to see much slower economic and population growth. Gone are the times when you can expect to flip properties within a short holding period.

As others have also pointed out, rental yields are also becoming very miserable with the new launch pricings. Property, while remaining sort of a safe haven asset, has become a very poor investment option.

Normal sinkies don't have any choice but to bite.

It's more like $$ is coming from family support like parents. Some parents are rich so not a problem (with retirement) but the issue comes when parents support their kids by buying a property using their retirement funds.

The result is rising prices even when the economy is 'bad'. This may also lead to more family problems when staying together (e.g. divorce rates, birth rates, etc); staying near and staying together is very different.

Developers cannot force people to buy, just like casinos cannot force people to gamble. It's the vanity of people that is the core problem most of the time.

1. Cheapest private new launch is $1300psf, sumang is priced very attractively and has HUGE potential for appreciation!
2. Previous EC such as wanderlust are resold for 20% or even 30% profit! Hurry and do your e-app NOW!

Hahaha. I am experienced enough to know what tactics they have up their sleeves. If I were 40 years younger, probably i may get fooled by these statements. After all, they are "facts", aren't they?:o

Given the land bid price for the next 2 EC in sembawang, the selling psf will sure be above 1000psf or even again above 1100psf. This will be the trend for EC future bids already.

All it need is for this punggol EC to sell out within 2years and people will know this pricing is here to stay.. I was shocked last time that yck road EC can sold out in less than a day. I thought SK treasure crest EC will be the better buy at 7xxpsf and it still take months to sell out..
