Walau....such location can fetch $850k or $1800 psf? And got people think Sengkang Grand with all the ammenities going for $1800 psf is too expensive???? I don't follow the logic....

Lol, you can follow suit and snap up a subsale at $2k psf, since you are so optimistic about the market.

Hi all just thought of sharing some observations for Ola, Piermont Grand, and Parc Canberra after visiting their showflat (virtually/phsically)

1. Can tell that a lot of ID work has been done for Parc Canberra and Ola showflat. Whereas for Piermont, ID work not as heavy and design quite simple. Nothing over the top.

2. Looking beyond the ID, to me it seems like the materials used for PG has an edge here. Small details such as the glass shower screen used for Piermont and Ola instead of the sliding pvc(?) shower screen for Parc Canberra. Although none of them feature marble flooring (any EC with marble flooring?), prefer the floor tiles of Parc Canberra and Piermont Grand. Also prefer the design of the toilet for Parc Canberra and Piermont Grand.

Another observation is that living rooms are getting smaller and smaller... I think both standard Ola and Parc Canberra 3BR living room less than 3metres wide (There are the longish living room layout options for Ola and Piermont)

As for ceiling height for normal units, 2.7m for Ola and Parc Canberra. 2.9m for Piermont Grand.

3. Out of the norm inclusions. Piermont Grand include Haiku Fan, Parc Canberra include Nespresso Machine.:o

4. Distance to LRT/MRT
- Parc Canberra: 600m to Canberra MRT
- Piermont Grand: 250m to LRT, 800m to Punggol MRT
- Ola: 250m to LRT, 1km to Sengkang MRT

5. Units sold in May based on caveat lodged.
- Piermont Grand 11
- Parc Canberra 2
- Ola 1
Piermont Grand May still can sell 11 units quite impressive.

Thanks for virtual showflats link. Haven't seen Ola showflat yet, only PG.

Agree that it is really impressive that they still sold 11 in May.

I guess with Ola's current pricing, not difficult for PG to move. Many r probably expecting CDL to up the price soon since it is selling pretty well.

The new ECs so far are priced higher and higher, helping previous ECs sell.

Makes one wonder...

If Ola is selling at 1200psf, wonder how much is Tampines Ave 10 going to be? Overall I think Piermont is a better choice. Bigger plot of land and more serene envionment, with more upcoming development at Punggol Digital District.

Parc Central indicative pricing shd be from $11xx psf .. maybe will have a few units from $10xx psf( the 5bdrms type)

PC Alps 2020 balance buyers bought at $9xx-10xxpsf direct from developer.
SSD over in 2023. No MOP needed. Move in ready.

And enjoy the non stop construction for first few years.

And share the nearby park facilities with our friends at S11 dorm

Why all the new ECs are priced so high now?

Developer bid high to secure land?
The PG agent told me it was "cheap" and has "high chance the psf will go up".

Then show me the past stats of ECs that resale price all > purchase price.

In short, the summary was "buy EC sure huat".

If you know "buy sure huat", does it really matter how high you pay?

But me poor man, no money to buy anyway.

Wouldn’t it be better to buy Alps than Tampines Ave 10 EC then? Even if developer launch the EC at 1100psf still seem expensive. Unless compare it to Tapestry.

Agent will always say go up one

Rarely agent will tell you will go down and ask you not to buy if you “act” that you open your cheque ready already
