Yes correct, with the increase in pricing, government has increase the income ceiling too! now is at $16k cap.. otherwise all the units no one can afford unless they are cash / cpf rich ..

That's one of the many reasons why the vote swings in this election :s13:

Many younger voters are priced out of comfortable upgrading.

Hi,
I'm HDB owner who is a silent and neutral reader in this thread.
However, would like to share my humble thought.
I collected national day goodies just now which consist 4 reusuable masks, 4 disposable masks, 2 tubes of hand sanitizer and thermometer. Frankly speaking, which country's government actually distribute reusuable mask to its residents FOC during covid outbreak?
Which gov actually heavily subsidize medical fees for respiratory illness and covid test to encourage its people to seek treatment earlier?

Of course we can keep the housing/rental price low when we stop imigrants, expatriate and investors to come to keep the housing price low like other 3rd world countries. So eventually we will face aging problem, lack of investors and return back to third world country with lower housing price.
When housing price is high, i think government did come out with cooling measures to curb bubbles?
Just my 2 cents worth of opinion as i'm grateful on what i have and appreciate what government has done so far.

Actually, without the foresight of First Generation leaders in LKY's era, my parents came squatting in bunk-boats to make a decent living here. If the MG & PG are still alive, they will tell this to their kids. Before HDB flats were built by the early 70s, do you know we lived in rented rooms above the five-foot width walkways shophouses like you now see so at Chinatown or others stay with muddy pavements in kumpongs? Yes, many elderlies still grateful. But the scenerio is quite different now, as we have a small local market, and we only need extreme brainwork and data analytics to do most work. The young got to learn skills from young or else with imported brains and young strong skill men from abroad, you will be at the end of the food chain. where practically others "eat" you up if you are just contented in what you are doing today and even where you are staying now. The youngsters keep saying - Excuse me please, can you move fast and furious please, don't block my way........ And there are many of those middle age people caught between the high costs of university fees of their children and paying for the hospital/maid fees of their parents, eating non-nutritious meals (Economic beehoon/rice every meal) for themselves. So, there is a price to pay if we want to build condos so that we can rent to them or entice them to become our new young citizens -due to our young being too busy to reproduce themselves.

If you have no confidence that santorini will appreciate to at least $1,100psf, what makes you think the ave 10 EC can earn $ if you buy?

Q Bay and santorini are pretty new and should be on your list if you are keen on tampines. Why pay $1,100+psf for EC at non-EC prices? Unless the grants given by government is so attractive, the choice is clear.

Once an EC, always an EC. EC is a class below PC, thats what many think. I view EC buyers as only marginally better off than HDB owners.

EC finishing not sure lose to pc or not cause I never Stay pc b4 cannot compare.. but I guess depend on developer ba. Far East quality should be good but I heard is v ex.

But ec compared to HDB is just the lifestyle difference ? Last time I cannot bring my kid to swim so conveniently, but now almost every evening I bring my kid to kids pool to play and come back bathe. No hassle of driving to and fro to outside swimming pool.

And ec with basement parking is much convenient than HDB with multi store carpark.

The rest of the facility like function room, ktv room, gym, BBQ, security or even tennis does not really matter to me as I dun see the value.

Some EC no basement parking eg Esparina

I agree basement parking is a big plus.

Some Private Condominiums don't come with basement parking either.

Case in point. Sky Vue at Bishan has a very large multi story carpark right between the 2 towers.

I spoke with an architect before on this. He told me that multistorey carparks are cheaper to build, usually developers opt for that to cut down on cost 😅

MSCP are naturally cheaper and easier to maintain than basement carparks.

But I feel it will be harder to sell in future as people usually associate MSCP with HDB.

As for cost cutting, it the same as why developers were pushing units with oversized balconies, aircon ledges, planters and bay windows a decade ago, to take advantage of the GFA exemptions.

Now they are still hawking oversized balconies simply because it's much cheaper to build (no walls) and still can charge the same PSF.

It's all about the profit margin.

really amazing
the demand to upgrade for punggollers is really strong:s13::s13:

More of the demand to stay at Punggol is strong.

For me, I don't really 看好 the digital district. If not done well (I don't have high hopes that it will be), it may turn into a certain business park, if you know what I mean :s13:
