Many 5-6 yr old resale ECs in Punggol selling for less than Piermont Grand, mostly selling at $9xx psf to $10xx psf.

Plenty of resale PCs in punggol/sengkang at that price. But we all know sinkies only want new launch, so it is the developer's market.

Newly launch Tampines EC Parc Central, units have blocked view and next to noisy Tampines Ave 10, 1.6 km away from nearest MRT, have to take feeder bus to MRT station, bus interchange and town center malls. The price $1.2k psf, but still have additional cost of lighting, false ceiling and renovations not added in yet.

5yr old resale ###, well renovated and high floor with unblocked and greenery view, 550m away from nearest MRT, walking distance to Tampines MRT, bus interchange and town center malls. The price ###

Looks like the ### is a better buy than Parc Central EC, and buying resale there is no MOP period and other HDB rules and restrictions.

Shhhh! Keep it to yourself! No need to be too kind. The readers here don't appreciate too. :s8:

Went to the OLA showroom recently and I was the only customer there, and the developer is offering discount and free upgrade to the deferred payment scheme.

Apparently jacking up the EC price to over $1.1k - $1.2k has slowed sales substantially. The agents in the showroom are probably the worst off, day by day, week by week, very few visitors, quiet showroom, no sales = no commission.

Don't have sufficient cash still want to buy condos? They want get into financial trouble and heavy debt is it? Looks like MSR is a great rule by the govt to protect these middle income citizens from over-extending and getting into trouble. The govt should implement MSR for PCs too in their next cooling measure.

There are other reasons why upgraders choose PCs over the new ECs such as better location and/or cheaper price, there are many resale ECs/PCs that are cheaper than the new ECs, many resales have better locations too.

You don’t know lot of singaporean like to borrow money meh? Lol

I know people earn 5-6k also can drive bmw, no problem. Not how much u have just how much u can borrow

Resale got value also will have people who prefer new one la

Originally, I saw that the discounts for Ola are for the next 10 buyers.
For Jan 2021, 11 caveats were lodged.

Still have discounts meh?

Heard of TDSR ? :o
It is only that much you can borrow.

I don’t think Sinkies have the largest debt compared with many others in the world.

For the 5-6k peeps, TDSR is there to make sure they don't starve.

Max 60% of gross income.
20% goes to CPF.
Only left with 20%, which is $1k to $1.2k

Of which still need to fork out for income tax.

This is the power of Singapore, where you can live happily like a king for <$1k a month!

My visit was over a week ago, the agent told me the developer is offering 10K discount and free upgrade to the deferred payment scheme. The agent didn't mention the discount end date but said it is a CNY promotion. Even with the 10K discount, the price is still not attractive though.

I think Korea takes the cake on that :s13:

It's a good framework but it doesn't mean people will be prudent because of it all of a sudden, aiya u can't stop people from buying one la, I heard so many stories before, even people who will cancel their insurance coverage so they can scrap little bit of money to finance their home. Or some making 8k-10k combined and buying a condo. Really insane.

In recent times, I really hear stories of so and so snapping up new launch like norm park even though their income not high just simply because they think they can make a killing in few years time. I think everyone stay home until go bonkers laio, really scary

Sold out or over 90% sales for ECs on day 1 was the norm in the recent past for example 100 Palms etc. But now the norm is ECs selling for over a year still got many unsold units.

The key reason for the very slow EC sales is the price. The price has gone up substantially to $1100-$1200 psf, making ECs much less attractive to consumers.

hey bro, no offence but ECs selling over 90% or fully sold out on Day 1 was never a norm. In actual fact, Hundred Palms was the only EC within that period that had such hot sales on launch day.

The rest of the ECs available during that period like Brownstone, Visionaire, Signature, Criterion, Parc Life etc, all took ard 1-2yrs since launch to sell out. (Even though most of them was selling for 700+psf. And i can still remember some infamous forummers here like annetyu was throwing shades saying 700+psf for ECs is crazy, prices will come down etc LOL)

Fast forward to now and I am amazed that new launch ECs at $1K+ psf can still achieve the sales that they did recently. However, it is near impossible that prices will go down to what it was before. So its really a case of, if you want it, you have to pay for it. If not, jus get a HDB. No loss really. :)

Some uncles simply love to make up stories :o. When was Brownstone launched? Before 2015? Was annetyu here? Was annetyu's account even created at that time? annetyu aside, did anyone even complain about EC prices in 2015?

Really many creative story tellers here. Wonder what are their motives. :s8:

Can see many people getting more nervous and anxious of their recent purchase that they have to resort to such tactics. :s13:
